Roof survey in Elmers End: what you get
We survey roofs in Elmers End and across London and South East England. We carry out surveys on weekdays and at weekends. We hold professional indemnity and public liability insurance. Each survey ends with a written report, emailed with photos and recommendations. Houses, flats and commercial buildings all follow the same careful process. When you’re ready to book, phone 07833 053749 or drop us an email. We survey the roof space, lead flashings and natural slate, and the problems we are asked to look at most are condensation or damp timbers in the loft and ridge tiles that have lifted or moved.
Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is normally a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photos.
The report doesn’t just list problems. It explains what we found, why it matters and what we recommend.

How the survey changes by roof type
Flat roof coverings
Standing water, blisters and splits all point to wear. We also look at the edges, upstands and outlets.
Chimney stacks
Our chimney check is a visual inspection of the stack, not a flue, gas or sweep inspection. We will tell you if the flue needs a specialist.
Elmers End homes and their roofs
If the drone is used for your survey, the flight is checked against the Drone Safety Map first. The wider area around Elmers End has a long history of building, with Kingswood House about 2.6 miles north-west. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.
If you run a business near Whitgift Centre, a roof report helps plan work around trading rather than after a leak. Homes near green spaces like Winsford Gardens can get more leaves in their gutters in autumn. Landlords with a home close to Elmers End station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Honest limits
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- Defects hidden under coverings or inside walls without opening up
- A full building survey of the property
If in doubt, call 07833 053749 or send us an email and we will recommend the right survey before you book. What our survey covers.

Why get it checked now?
Without a survey, you’re guessing at what the roof needs. You might pay for work that doesn’t fix the real problem, or miss the fault that matters. We tell you what’s really needed. In a London terrace or conversion, a roof defect rarely stays your problem alone: failed flashings and blocked valley gutters can send water into more than one home. Finding it early keeps the work smaller.
Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. You will know the exact price before booking.

Common questions in Elmers End
Can a landlord with a rental near Elmers End station book a roof survey?
Yes, landlords and agents are among the people we work for. Just phone 07833 053749 or use the contact form with the details.
Can parking be tricky for a visit in Elmers End?
Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.
Does someone need to be in?
Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
Do you need to get into the loft?
If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch.
Is this a RICS survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Do you carry out surveys on Saturdays and Sundays?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you when booking.
How long will you be at the property?
On site, it typically takes about one to two hours for most homes, depending on how many separate roofs there are. Report times depend on the package.
DIY checks: what’s safe
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
How it works
You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. A typical survey takes about one to two hours for most homes, depending on how many separate roofs there are. In a London conversion, the way into the loft space is often from a communal landing or the top flat. Where that is the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.
- You get in touch with the address and anything you’ve noticed.
- We arrange a day that suits you, including weekends.
- The roof is inspected from the ground, windows, the loft and the roof itself where it is safe.
- Every part of the roof is checked and photographed.
- Your report arrives by email, with recommendations prioritised by urgency.
