Independent new roof snagging in Elmers End

Why it’s worth a survey now in Elmers End

Offcuts left in a gutter can block it and send water down the walls. Spotting it now saves chasing damp later. Any roof job in Elmers End means planning around parking, neighbours and access. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.

Why us?

  • PI and public liability insurance
  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID
  • Over 5,000 surveys carried out
  • Drone and thermal imaging surveys available

New roof snagging in Elmers End: what you get

A new roof is a big spend, so it makes sense to check the work before you pay the final bill. Our new roof snagging inspection looks for faults and unfinished work on the new roof and around it. You get a written report with photos that you can pass to your roofer. We are independent of the roofer who did the job. We survey loft conversions and dormers, new-build homes and flashings and valleys, and people most frequently book us about broken coverings left on a new roof and signs of condensation in the roof space.

Many London homes have been converted into flats, extended at the back or given a loft conversion with a dormer. Each change adds roof details, such as flat roofs, new flashings and junctions with the original slopes. For a purchase in Elmers End, or for new roofing work there, those junctions deserve a proper look. Lead work around dormers and new flat roofs is easy to get wrong and easy to miss.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

Tips from our surveys

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Walk round the house to look for knock-on damage
  • File all paperwork for the new roof
  • Look for debris left in gutters from ground level
  • Put any issues to your roofer in writing

After the snags are sorted, watch the roof in the next heavy rain. Raise any new signs of water with your roofer promptly.

File the contract, invoices and warranty papers in one place. The report belongs with them.

Questions from Elmers End

Is parking a problem for a survey in Elmers End?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when booking.

Do you cover Elmers End?

We do. Every survey there gets the same written report with photos.

Does someone need to be in?

Someone needs to let us in if we’re looking inside or in the loft. We will talk about access when booking.

Can you settle a dispute with my builder?

No. Our job is to report on the roof as we find it. A disagreement about the work is between you and them and our report gives you an independent record.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

How long does new roof snagging take?

For a house, expect about 1–2 hours on site with commercial roofs nearer 3–4 hours.

What if it rains on the day?

Light rain is normally fine; heavy rain and wind are different. Strong wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.

Rented homes, blocks and businesses

An agent can book and manage the survey for a landlord. We agree a time with the tenant beforehand.

With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, ring 07833 053749 or send us an email with the addresses.

Prices for new roof snagging in Elmers End

Prices always include VAT. What changes the price is:

  • Roof area
  • The type of building, from a house to a block or an office
  • Basic, Standard or Premium
  • Height and safe access

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, with VAT included. We can help you choose the package that fits what you’d like to know.

Helping us price your survey

What helps most when you contact us:

  • Where the property is, with the postcode
  • Your timetable, such as an exchange date
  • Where any leaks, stains or damp patches show inside
  • What kind of property and roof it is

To arrange a survey, phone 07833 053749 or email us and tell us the address and what’s prompted the survey. We will confirm the price before booking.

What happens on the day

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes roughly 1–2 hours for a typical new house roof, longer where the roof is large or complicated. In Elmers End, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. We start by finding out what was replaced and what worries you.
  2. We look at the tiles or slates, ridges, hips and verges from safe vantage points.
  3. Flashings, valleys, gutters and visible underlay at the eaves are checked.
  4. The loft space is looked at where safe, along with any mess or damage left after the work.
  5. The snags are written up with photos for you to share with your roofer.

Getting ready for the survey

  • Leave side gates unlocked
  • Tell us about parking before the day
  • For flats, make sure roof access has been agreed

Local roofs and buyers in Elmers End

Kingswood House, about 2.6 miles north-west, is one of the historic houses in the wider area around Elmers End. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

If you own a rental within reach of Elmers End station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. If you live in an older home near St James's Church, a survey will show how the roof has been repaired before, which helps you judge what’s coming. Different roofs, different checks

Underlay and ventilation

The underlay should be dressed into the gutter at the eaves so water drains away. We look at it where it can be seen.

Clay and concrete tiles

Tiles that don’t sit flat can let rain in. We note any that look out of place.
