  • Send the snagging report to your roofer
  • Look for new stains after a downpour
  • File all paperwork for the new roof

Questions about the findings are welcome. The Standard Survey includes a follow-up consultation, and the Premium Survey includes an in-person one.

New roof snagging in Ashburton

We carry out new roof snagging in Ashburton and across London and the South East. Time on site normally takes between one and two hours on an ordinary house, and more on a big or complicated roof. We inspect as far as it’s safe to see including by drone where applicable. A photo report follows. We inspect on weekdays and at weekends. We survey new flat roofs, replacement roofs and flashings and valleys, and the problems we are asked to look at most are flashings not properly dressed or fixed and vents that weren’t fitted or are covered.

Many London homes have been converted into flats, extended at the back or given a loft conversion with a dormer. Every alteration brings new junctions, flashings and flat-roof areas to look at. If you’re buying a flat or house in Ashburton, or have just had new roofing work done, those junctions are frequently where problems start. Lead work around dormers and new flat roofs is easy to get wrong and easy to miss.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

What affects the price in Ashburton

Prices always include VAT. What changes the price is:

  • Height and safe access
  • Whether you choose the Basic, Standard or Premium Survey
  • The number of roofs, including extensions and garages
  • The type of building, from a house to a block or an office

Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400. We confirm the price for your survey before booking.

Getting in touch

Before you get in touch, it helps to have:

  • The address and postcode of the property
  • The type of building and roof, such as pitched or flat
  • Why you want a survey: buying, a leak, a storm or new work
  • Anything about access we should know

A quick phone call is usually the easiest start: ring 07833 053749 or send us an email, and we’ll ask about the building and what you need. The price is agreed before a date is set.

What we look for on each type of roof

Ridges, hips and verges

Loose ridge or hip tiles are a common snag. We photograph any we find.

Valleys

Debris left in a new valley can block it. Leftover debris is recorded.

What happens on the day

We check the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey usually takes roughly 1–2 hours for most homes, depending on how much new work there is to check. In Ashburton, as in much of London, a good many properties are flats or terraces without side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents as you book.

  1. First, we note any deadlines and concerns.
  2. We inspect as far as safe access allows.
  3. We work through ridges, verges, valleys and flashings.
  4. Debris and damage to other parts are recorded.
  5. We send a written report you can pass on.

Before the survey

  • If you’re buying, check with the agent that we can get in
  • Find any records of previous roof work
  • For flats, check roof access has been agreed

Your questions about new roof snagging in Ashburton

Do you carry out roof surveys in Ashburton?

Yes. We survey roofs across London and South East England, and Ashburton is part of that. You can call 07833 053749 or email us with the address and a few details, and we will talk through which survey suits.

Can parking be tricky for a visit in Ashburton?

It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.

What if it rains on the day?

Light rain doesn’t normally stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we’ll arrange another day with you.

What do you check on a new roof?

We check the coverings, ridges, verges, hips, valleys and flashings plus gutters, ventilation and visible underlay at the eaves. We look for leftover debris and knock-on damage too.

Do you lift tiles to check the fixings?

No. We do not open up the new roof so hidden fixings are not visible to us. The report says what could and couldn’t be seen.

Do you test for asbestos?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

How much is new roof snagging?

Prices start from £150, including VAT. The size of the roof and how easy it is to see affect the price. To get a price, ring 07833 053749 or send us an email.

What new roof snagging looks like in Ashburton

Addington Palace, about 2.4 miles south-east, is one of the historic houses in the wider area around Ashburton. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

Parking in Ashburton, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day easier. For an older house near a landmark like Church of St Luke, a survey will show how the roof has been repaired before, which helps you judge what’s coming. For landlords with property near Norwood Junction station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Honest limits

It’s a careful look at the new roof, not the whole story. The main limits are:

  • Pricing the remedial work
  • Fixings and underlay hidden under the coverings
  • Details hidden from sight
