Landlord roof surveys for homes and businesses in Ashburton
A landlord roof survey covers the usual parts of a roof: slates or tiles, ridges, hips, valleys, flashings, chimneys, gutters and the loft. Flat roofs over blocks, rear additions and garages are covered too when they’re in the agreed scope. We also look at chimneys, parapets and party-wall upstands where it is safe to see them, along with the roof space where there is safe access. Typical surveys look at gaps where tiles or slates have slipped and cracked or leaning shared chimneys, on flat roofs on blocks, shared roofs and gutters and downpipes.
A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Ashburton has one, it needs checking from somewhere that can actually see it.
You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Rented homes, blocks and businesses
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.
Letting agents often book on a landlord’s behalf. Access is agreed with the tenant ahead of time.

How we price landlord roof surveys
Not every roof costs the same to survey, and it comes down to:
- The roof’s overall size
- Features like valleys, chimneys, dormers and parapets
- Whether you choose the Basic, Standard or Premium Survey
- Building height and the viewpoints available
Our price is from £150, including VAT. What you pay depends on the size and height of the roof, access and which survey you book.
Booking your survey
We will usually ask about:
- Any stains, drips or damp patches you’ve seen indoors
- Dates you are working to, such as exchange
- What made you get in touch
- Pictures from the garden or a window, if you have them
Getting a price is simple: just call 07833 053749 or drop us an email and give us a few details about the property and we will explain which survey suits. The price is agreed up front.
Landlord roof surveys around Ashburton
With Addington Palace about 2.4 miles south-east, Ashburton sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. If your home in Ashburton is one of them, bay roofs, hips and later dormers each have their own details. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.
For site and facilities teams at buildings like St Thomas Becket Catholic Primary School, large buildings have long gutter runs and big roofs that need checking like any other. For businesses in and around places such as Whitgift Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies. For an older house near a landmark such as Church of St Luke, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Common questions in Ashburton
Can parking be tricky for a visit in Ashburton?
In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available as you book.
Does a conservation area affect roof work in Ashburton?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Will you fly a drone over my roof?
Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.
Do I need to be at home?
Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
How long will you be on site?
Most visits to a house take about 1–2 hours and larger buildings take longer.
Will the survey cover the whole building?
No, it’s a roof survey. It’s not a RICS Level 2 or 3 survey and does not replace a structural engineer’s report.
Will you say whether the freeholder or leaseholders should pay?
No, we don’t advise on leases, so ask your managing agent or a solicitor. Our job is to report on the roof itself.
Should I look at the roof myself first?
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in, using safe viewpoints and a drone where it applies.
How the survey works
You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes between one and two hours for most houses, though large, tall or awkward roofs take more time. London terraces rarely offer a view of the whole roof from one spot, so in Ashburton we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Let us know who holds the keys.
- First, we confirm the scope and the purpose of the report.
- You arrange access to the loft and any flats we need.
- Each roof is looked at from safe vantage points and inside where possible.
- Every defect is photographed and its urgency noted where relevant.
- A written condition report follows to help you plan.
Before the survey
- Move anything stored under the loft hatch
- Make a note of anything you’d like us to look at
- Have keys ready for side gates, garages or roof access doors
Getting a price
A quick phone call is normally the easiest start: ring 07833 053749 or use the contact form and we’ll ask a few questions about the roof. The price is agreed before a date is set.

Tips from our surveys
A survey works best with a little help from you, before and after. Some tips:
- Give residents notice before a survey
- Deal with urgent items first
- Keep roof outlets and gutters clear
- Ask residents to report damp right away
How soon the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Agents often choose the package that suits the building.
Deal with the high-priority defects quickly, and plan the rest. Left alone, minor faults normally get worse.
What this survey cannot tell you
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Parts of the roof we cannot safely see or access
- Walls, floors and services beyond the roof
- Whether materials contain asbestos (a specialist asbestos surveyor’s job)
Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you. What a survey covers and does not.
