Pre-purchase roof survey in Ashburton
A full home survey looks at the whole property, so the roof is one item among many. We don’t offer a RICS home survey, and ours is not a substitute for one. It adds a focused look at the roof on its own, with photos and written recommendations you can act on. The two sit side by side. If you’re worried about loose pots and cracked flaunching and gutters that overflow or drip at the joints, we can find out what’s behind it.
In London, plenty of houses have been split into flats, extended or fitted with a dormer loft conversion. Each change adds roof details, like flat roofs, new flashings and junctions with the original slopes. If you are buying a flat or house in Ashburton, or have just had new roofing work done, those junctions are often where problems start. Dormer cheeks, lead work and new flat roofs are worth checking closely, as faults there are easy to miss.
Every survey ends with a written report, with photos, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

Local roofs and buyers in Ashburton
Historic houses like Addington Palace, about 2.4 miles south-east, show how far back building in the area around Ashburton goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.
Ashburton is in London, so parking needs planning: let us know about permits, visitor bays or off-street space as you book. For landlords with property near Norwood Junction station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

How we price pre-purchase roof surveys
Prices always include VAT. What changes the price is:
- Basic, Standard or Premium
- Extensions, dormers and garages with roofs of their own
- The type of building, from a house to a block or an office
- Building height and the viewpoints available
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.
Getting in touch
To price your survey accurately, we’ll ask about:
- Your postcode, so we can check access and travel
- Where water is showing inside, if it is
- Pictures from the garden or a window, if you have them
- The type of building and roof, like pitched or flat
Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, ring 07833 053749 or email us.
Honest limits
It is a careful look at the roof, not the whole story. The main limits are:
- How a seller will respond, or what the house is worth
- Walls, floors, services and rooms below the roof
- Confirmation of asbestos in cement sheets or soffits
If in doubt, ring 07833 053749 or email us and we’ll suggest the right survey before booking. What a survey covers and does not.

How the survey changes by roof type
Clay and concrete tiles
Many post-war houses have concrete interlocking tiles. They wear slowly, but surfaces erode and edges crack.
Gutters and parapets
A butterfly roof drains to a central valley gutter, typically to the back of the house. If yours does, we check that gutter and where it drains.
When to book a survey in Ashburton
The fixings and underlay often fail before good slates or tiles do. Natural slate can last 100 years or more, yet the nails holding it rust and let slates slide. It’s a frequent finding on older houses.
These are some of the problems a survey can pick up:
- Cracked flaunching or crumbling chimney pointing
- Gutters that overflow or drip at the joints
- Sagging ridge lines or uneven roof slopes
- Patch repairs that may hide an ongoing problem
For an older house near a landmark such as Church of St Luke, the roof may have had decades of patch repairs, and the survey shows where they are.

What happens on the day
On the day, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely, from ground level, from windows, in the roof space and by drone where it applies. The survey normally takes about one to two hours for a house, with bigger or more complicated roofs taking longer. In Ashburton, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it helps to know what’s near you. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.
- We help you pick the package that suits the property.
- A date is booked on a weekday, Saturday or Sunday.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
- We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.
Preparing for the visit
- Let us know about any leaks, stains or damp patches you know of
- Find any records of previous roof work
- If you’re buying, let the agent know when we’re coming

Common questions in Ashburton
Are there drone restrictions around Ashburton?
The answer turns on the exact location and the conditions on the day. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. Strong wind or a downpour also stops a small drone flying, though the rest of the survey goes ahead either way.
Is my home in Ashburton listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you carry professional indemnity insurance?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
Can you tell me if my roof has asbestos?
No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.
Can you survey a shared roof?
Yes, once access has been agreed. The roof of a block or converted house is often shared, so the freeholder or managing agent needs to agree access. We can only inspect what we’re given access to.
Will you climb onto the roof?
Only where it is safe to do so. Much of the inspection is done from the ground, from windows and from the loft space. On Premium, a drone is used where applicable.
Is this the same as a RICS Level 2 or Level 3 survey?
No. It’s a roof survey by an experienced roof surveyor, and you get a written report with photos. It does not cover the rest of the property, which a RICS survey does.
