Pre-purchase roof survey in Woodside

A RICS Level 2 or Level 3 survey covers the whole building, and the roof is only one part of it. We do not offer a RICS home survey, and ours is not a substitute for one. What it adds is a closer look at the roof alone, with photos and written recommendations you can act on. You can have both if you want the fullest picture. If you are worried about damp timbers or stains in the loft and slates or tiles that have slipped or gone, a survey will tell you what’s going on, whatever the roof.

In London, a good many houses have been split into flats, extended or fitted with a dormer loft conversion. Each change adds roof details, like flat roofs, new flashings and junctions with the original slopes. For a purchase in Woodside, or for new roofing work there, those junctions deserve a careful look. Lead work around dormers and new flat roofs is easy to get wrong and easy to miss.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

The survey, step by step

We do not take risks to get a closer look. We inspect what can safely be seen, and anything we cannot see is noted in the report. The survey normally takes roughly 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Otherwise, the visit in Woodside runs like any other.

  1. You choose a Basic, Standard or Premium Survey to suit the home you are buying.
  2. We agree a visit, including weekends if that helps.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Preparing for the visit

  • Have any paperwork from past roof work to hand
  • Make sure pets are kept safely away
  • Leave a clear route to the loft

Advice

Should I look at the roof myself first?

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

What a pre-purchase roof survey looks like in Woodside

The wider area around Woodside has a long history of building, with Addington Palace about 2.4 miles south-east. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

Take an older house close to Church of St Luke: ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges. Controlled parking zones are common in London, so mention any permit rules for Woodside. If you own a rental within reach of Norwood Junction station, a roof report gives you a clear picture before you buy or settle up with a roofer.

How the survey changes by roof type

Gutters and parapets

The rainwater system keeps water off the walls. We check for blockages, leaking joints and sagging runs, along with fascias and soffits.

Lead flashings and valleys

Many leaks start at a flashing, so we look at each one closely. Any that need attention are photographed and explained.

What affects the price in Woodside

When we price a survey, we consider:

  • Extensions, dormers and garages with roofs of their own
  • Whether it is a home or a commercial building
  • Basic, Standard or Premium
  • If the survey needs thermal imaging or a drone

Every price we give includes VAT, and the report isn’t charged as an extra. Pre-purchase roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.

Helping us price your survey

When you call or email, these details help:

  • Where water is showing inside, if it is
  • Pictures from the garden or a window, if you have them
  • The property’s address and postcode
  • Whether there’s a loft hatch, a shared roof or tricky access

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or send us an email when you’re ready.

For landlords and managing agents

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photographs included.

With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, ring 07833 053749 or use the contact form.

Before and after the survey

From years of surveys, a few habits stand out as worth the effort:

  • Look for fresh paint on upstairs ceilings at viewings
  • Ask the seller about past roof repairs
  • Check we’ll be able to get into the loft space
  • For a flat, check who is responsible for the roof

Once the home is yours, the report becomes a maintenance list. Work through the urgent items before anything else, and keep the photographs to compare against later. Premium comes with a follow-up after 12 months.

After strong winds, look at the roof from ground level. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Dealing with them early keeps water out.

Common questions in Woodside

Is my home in Woodside listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Is parking a problem for a survey in Woodside?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when you book.

Do you test for asbestos?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

Will you climb onto the roof?

When conditions and the roof make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft.

Will you fly a drone over my roof?

Where it’s applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

Will you need to get into the loft?

If it can be arranged, yes. From the loft space we can see staining, timbers and underlay. If we can’t get in, the report says so.
