About our roof leak investigation in Elmers End

Our job is to find the likely source and tell you. You get a photo-illustrated written report showing the likely entry point and the route the water is taking, and recommends what should be done. It gives any roofer a clear brief. We find and report the source, and the repair itself is a separate job. We survey lead flashings, chimney stacks and the roof space, and common reasons people get in touch are leaks at a dormer or roof window and water through the ceiling under a flat roof.

In converted houses and blocks across London, water from a roof can run a long way before it shows on a ceiling, sometimes in a different flat from the one below the defect. Tracing it back matters, both for dealing with the cause and for any insurance claim. In Elmers End, we inspect what we can reach safely and are given access to. It helps to know when the water appears and in what weather.

Nothing in the report is left vague: where something needs attention, it says so plainly.

What you can safely check yourself

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.

What happens if roof problems are left?

Damp in a ceiling or loft can lead to mould. Once mould takes hold, it is harder to clear. Stopping the water is the first step. Blocked gutters and hoppers on London houses overflow and soak brickwork, which can lead to damp inside. A blocked outlet ignored for a winter or two can mean damp walls inside.

What happens on the day

We look at the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey typically takes about 1–2 hours for a house, though large, tall or awkward roofs take more time. In a London area like Elmers End, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at everything that’s safely in view from the ground, windows, the loft and, where it is safe, the roof itself.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. The visit starts indoors, at the stain and in the loft.
  3. Outside, we check every likely route in.
  4. Moisture readings and thermal imaging are used where they help.
  5. Your report sets out where the water is most likely getting in, with photos and recommendations.

Tips that help

Most of what helps is simple and safe from the ground. Our suggestions:

  • Don’t climb onto the roof to look
  • Mention earlier attempts to fix the leak
  • Check the loft is accessible
  • Note the weather when the leak shows

We email the report to you. It explains the likely entry point, the route the water takes and our recommendations. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Have flashings and flat roofs looked at every few years. Flashings, valleys and flat roof details are frequent weak points, and catching wear early keeps water out.

What affects the cost of roof leak investigations

Prices always include VAT. What changes the price is:

  • The type of building, from a house to a block or an office
  • The number of roofs, including extensions and garages
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The use of thermal imaging or a drone

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

Getting in touch

You do not need to know any roofing terms. It’s enough to let us know:

  • Access details, like a loft hatch or a shared roof
  • What’s prompted the survey
  • The property’s address and postcode
  • Any marks or damp showing indoors

Every survey is priced before it’s booked, so you know where you stand. Roof leak investigation starts from £150, including VAT. To book, call 07833 053749 or send us an email.

Roof by roof

Flat roof upstands and outlets

The upturned edge of a flat roof covering keeps water out at walls. If it is too low, cracked or poorly dressed, water gets behind it.

Parapet and box gutters

We check the linings, joints and outlets where we can see them safely, and look for signs of past overflowing.

Elmers End: your questions answered

Is parking a problem for a survey in Elmers End?

It depends on the street. If Elmers End has controlled parking where you are, a visitor permit is the easiest answer.

Do you cover Elmers End?

Yes. We survey roofs across London and the South East, and Elmers End is part of that. You can ring 07833 053749 or send us an email with the address and a few details, and we will talk through which survey suits.

Can thermal imaging help find my roof leak?

Where conditions suit, it can. The best results come after a sunny day, on a dry roof with little wind. Wet insulation holds heat longer than dry, which can show up on the image. Its findings are confirmed with a moisture check.

Can you give me structural calculations?

No. We point out what can be seen, such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.

Do you carry out surveys on Saturdays and Sundays?

Surveys run on weekdays, Saturdays and Sundays. To arrange a date, ring 07833 053749 or drop us an email.

Do you climb onto every roof?

Only when it’s safe. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the roof space and a drone where applicable.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from the building owner or managing agent. We can only inspect what we are given access to.

Roof leak investigations around Elmers End

Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. If your home in Elmers End is one of them, bay roofs, hips and later dormers each have their own details. Different coverings let water in at different points, which shapes where the search starts. About 2.6 miles north-west lies Kingswood House, a reminder of how long the area around Elmers End has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof.
