Roof leak investigations near Selhurst

Why act early in Selhurst

If a leak has been ‘fixed’ before and has come back, the cause was probably missed. We look past the obvious spot and check each likely route. It gives the next repair a far better chance. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. When the stain finally shows, the damage underneath is often older than it looks.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.

Why us?

  • PI and public liability insurance
  • Thermal imaging and drone inspection where they help
  • Over 20 years’ experience

About our roof leak investigation in Selhurst

On a flat roof, water can travel a long way under the covering. Splits, blisters, failed laps, worn upstands and blocked outlets are common causes. Standing water puts extra pressure on every weak point. We check the roof surface and the ceiling below. Flat roofs over extensions, garages and dormers are frequent sources of leaks. Felt often lasts around 15 to 20 years, so age is part of the picture. Typical surveys look at water coming in around a roof light or dormer and damp ceilings under a flat roof, across flat roof details, valleys and parapet gutters and chimney stacks.

In converted houses and blocks across London, water from a roof can run a long way before it shows on a ceiling, sometimes in a different flat from the one below the defect. Tracing it back matters, both for dealing with the cause and for any insurance claim. We look at what we are given access to in Selhurst, inside and out. Tell us when the water shows, and in what kind of weather.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Common roof problems in Selhurst

Some water in the loft is not rain at all. Moist air from bathrooms and kitchens condenses on the cold underside of the roof, particularly in lofts with blocked eaves. Drips from nails and damp underlay are typical signs.

Signs worth acting on include:

  • Leaks at a dormer or roof window
  • Drips from nail tips in a cold loft
  • Ceiling stains that grow after rain
  • Staining around the chimney inside

Landlords with a home close to Norwood Junction station may find that a tenant living with a leak needs the cause found, not just the stain painted over.

What’s in a roof survey

How the survey works

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take roughly 1–2 hours for most homes, though a hard-to-trace leak can take longer. For a visit in Selhurst, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from the ground, from windows, from inside the roof space and from the roof where it is safe.

  1. You get in touch with details of the leak and any photos.
  2. Inside, we check the damp area and the loft space above it.
  3. We check the likely entry points outside, such as flashings, valleys, chimneys and gutters.
  4. We use moisture detection, and thermal imaging where it is useful.
  5. We email a report with photos, the likely entry point and recommendations.

Getting ready for the survey

  • Unlock side gates and any roof access doors
  • Make a note of anything you’d like us to look at
  • Gather any invoices or paperwork from past roof work

Photos help, if you have them. Take them safely from ground level or a window; never climb up to get a better view. To get started, ring 07833 053749 or email us.

Lead flashings

Lead flashings seal the joints at chimneys, walls and dormers. We check for lead that has lifted, split or slipped, and for flashings that have been patched with bitumen.

Chimney stacks

A stack has several possible ways in for rain. We check each one as far as we can safely see, and look for damp on the breast inside.

What a roof leak investigation looks like in Selhurst

Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Each of these roof types has its own typical places for water to get in. About 2.2 miles north lies Kingswood House, a reminder of how long the area around Selhurst has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

Trees in and around South Norwood Recreation Ground shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall. Take a building like St Mark's Church of England Primary Academy: tracing a leak on a big roof starts with where the water appears and works back.

Common questions in Selhurst

Is my home in Selhurst listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can parking be tricky for a visit in Selhurst?

Sometimes, yes. If Selhurst has controlled parking where you are, a visitor permit is the easiest answer.

How experienced are you?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys across London and South East England.

Do you test for asbestos?

No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.

Can you trace a leak in dry weather?

In many cases, yes. Leaks leave clues, such as staining, damp timber and moisture in materials. Intermittent leaks can be harder, so photos and notes from when it leaks help a lot.

Does the investigation include the repair?

Our job here is to trace the leak and explain it, not to carry out the repair. With the report, a roofer knows exactly where to look.

Can thermal imaging help find my roof leak?

It can, when the conditions are right. It works best after a sunny day, with a dry roof surface and little wind. Wet insulation holds heat longer than dry, which can show up on the image. Its findings are confirmed with a moisture check.

What you can safely check yourself

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book, as it helps us focus the survey.

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
