Useful tips for Selhurst property owners

Most of what helps is simple and safe from ground level. A few suggestions:

  • Shut pets inside while we fly
  • Expect us to rearrange if it is too windy or wet
  • Give us the full address so we can check the airspace
  • Allow time for permission if you’re in a flight restriction zone

Your report arrives by email, with close-up photos from the flight. Findings are set out in plain English, with recommendations prioritised by urgency where relevant.

Keep gutters, valleys and outlets clear, ideally once the leaves have fallen. On tall buildings, use a professional with the right access equipment. Blocked hidden gutters cause many leaks.

About our drone roof survey in Selhurst

We fly a sub-250g drone, and we hold a CAA Flyer ID and Operator ID. We keep it in sight throughout, and well below the 120-metre height limit. Every flight is planned around the roof, the site and the people nearby. Before every flight, we check the airspace and the weather. Safety comes first on every visit. If you are worried about lifted or split lead flashings and outlets choked with leaves and silt, we can find out what’s behind it, on flat roofs on upper floors, valleys and parapet gutters and fragile roofs alike.

Many London roofs are hidden from the pavement: valley gutters behind parapets, dormers and flat-roofed rear additions. Drone photos and thermal images can show parts of a roof that are hard to reach safely. Weather on the day decides whether it goes ahead, in Selhurst as anywhere. What a thermal image shows is temperature, so anything that looks like moisture is checked with a meter.

The report works through the roof section by section, from the main slopes down to the gutters and outlets. It records what’s sound as well as what is not.

Drones, thermal imaging and Selhurst roofs

With Kingswood House about 2.2 miles north, Selhurst sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up.

If you look after a shop, office or commercial unit, for example near Whitgift Centre, thermal images can show trapped moisture across a wide commercial roof. If you live in an older home near Church of St Mark, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. Take a building like St Mark's Church of England Primary Academy: a drone or thermal camera can show a large roof in a single visit.

Selhurst is about 5 miles south-east of Stockwell, in Greater London. Whether the building in Selhurst is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. Across Greater London, we cover Selhurst and the places around it. London is in our area too.

All of SE25, SE20 and CR0 is within our area for drone roof surveys. If you need a drone roof survey at a property on Park Road, Court Road and Dixon Road or a nearby road, we can help. What happens if roof problems are left?

It is hard to plan maintenance for a roof nobody has looked at. You get photos of every part we can see. You can tackle the urgent items first. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.

Every price we give includes VAT, and the report isn’t charged as an extra. Prices start from £400, including VAT. Size, height and access decide where your roof falls.

Questions from Selhurst

Is drone flying allowed in Selhurst?

Normally it comes down to two things: the airspace at the address and the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first. A small drone can’t fly safely in strong wind or heavy rain.

Does a conservation area affect roof work in Selhurst?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Will you go up on the roof?

Only when it’s safe. Safe viewpoints, the loft space and a drone where applicable cover most of what’s needed, and anything out of sight is recorded in the report.

Do you test for asbestos?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

What if it rains on the day?

Some surveys depend on the weather more than others. Drones can’t fly safely in high wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions aren’t right, we’ll talk to you about another date.

Which days do you carry out surveys?

Surveys run on any day of the week. To arrange a date, phone 07833 053749 or use the contact form.

What’s in the report?

It explains what we saw, what it means and what we’d suggest, with photos throughout. It also says if any part of the roof couldn’t be seen safely.

Honest limits

It is useful to know what a survey will not do before you book:

  • Photos in conditions too poor to fly
  • Flights in a restricted zone without permission
  • Roofs and gardens beyond the one we are surveying

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you. What our survey covers.

Roof types and parts we check

  • Chimney stacks
  • Fragile roofs
  • Flat roofs on upper floors
  • Large and complex roofs
  • Tall and steep roofs
  • Valleys and parapet gutters

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

What happens on the day

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take roughly 1–2 hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when you book.

  1. First comes the address, plus a note of what worries you about the roof.
  2. Airspace restrictions are checked and permission sought where needed.
  3. We assess the conditions and the take-off spot first.
  4. We fly the sub-250g drone close to the roof and photograph each area.
  5. We email the report with close-up photos and recommendations.

Preparing for the visit

  • Mention any parking restrictions on your street

What affects the cost of drone roof surveys

Several things affect the price of a survey:

  • The type of building, from a house to a block or an office
  • If the survey needs thermal imaging or a drone
  • The shape of the roof and its details
  • How tall the building is and how easy the roof is to see

Our price is from £400, including VAT. What you pay depends on the size and height of the roof, how it can safely be seen and the package you choose.

Booking your survey

Here’s what helps us most when you get in touch:

  • Your timetable, such as an exchange date
  • Why you want a survey: buying, a leak, a storm or new work
  • The address and postcode of the property
  • Pictures from the garden or a window, if you have them

Photos help, if you have them. Pictures from ground level or a window are fine; never climb up to get a better view. To send them or to book, call 07833 053749 or send us an email.
