Chimney survey in Selhurst

A leaning chimney stack is worth having looked at. A stack may lean because the mortar on one side has weakened, which can happen over many years of use. We record the lean and the condition of the brickwork and pointing. Where it may be a structural concern, we’ll recommend a structural engineer. Common reasons to book are damp patches on chimney breasts and flashings pulling away from the stack, across lead flashings, chimney pots and cowls and chimney breasts.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Selhurst has one, it needs checking from somewhere that can actually see it.

What you get is a clear record of the chimney stack on the day we saw it. It’s useful right away, and a good reference for later, for instance when you want to check whether anything has changed.

What you can safely check yourself

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

What affects the price in Selhurst

Not every roof costs the same to survey, and it comes down to:

  • If the survey needs thermal imaging or a drone
  • The height of the building and how the roof can be seen safely
  • Whether it is a home or a commercial building
  • Whether you choose the Basic, Standard or Premium Survey

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we will tell you which fits.

What to let us know when you contact us

Some details help us suggest the right survey and price. When you contact us, let us know:

  • Access details, such as a loft hatch or a shared roof
  • Your postcode, so we can check access and travel
  • Pictures of the roof from a safe spot, if you have them
  • Your timetable, like an exchange date

Booking is simple: just ring 07833 053749 or send us an email and give us some details about the property and we will explain which survey suits. We confirm the price before anything is booked.

How the survey works

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from each safe vantage point, photograph what we find and record our findings for the written report. Most visits take about 1–2 hours at a house, as part of a look at the roof around the stack. Surveys in Selhurst can be booked for any day of the week. London parking is often by permit or pay-and-display, so it helps to know what’s near you, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. We check the roof around each stack, including the flashings.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. Any lean, spalling or worn pointing is recorded.
  5. The report explains the condition and which work is most urgent.

What a chimney survey does not cover

To be straight with you, a roof survey has limits:

  • Whether the flue is safe to use
  • Areas we can’t view from safe positions
  • Hidden damage within the stack

If in doubt, phone 07833 053749 or send us an email and we will point you to the right survey before you book. What a survey covers and doesn’t.

Common questions in Selhurst

Will parking be an issue for a roof survey in Selhurst?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when you book.

How do I find out if my home in Selhurst is listed?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you need to get into the loft?

Usually, if there is one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.

My chimney looks like it is leaning. What should I do?

Don’t ignore it. Stacks can lean when mortar on one side breaks down. We record its condition with photos, and a structural engineer can confirm whether it is stable.

Do I have to be there for the survey?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in.

Can you inspect my roof with a drone?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Is this an asbestos survey?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

Useful tips for Selhurst property owners

Here are a few things we’d tell any owner, before and after a survey:

  • Book a sweep for flues that are in use
  • Note any damp on chimney breasts and when it appears
  • Glance at the stacks from the street now and then
  • Find out whether changes to a stack need permission

Once we have been, the findings are written up with photos. It explains the condition of each part of the stack and any damp inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Have worn pointing and cracked flaunching dealt with early. It’s far simpler than rebuilding a stack later.

Local roofs in Selhurst

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. If your home in Selhurst is one of them, bay roofs, hips and later dormers each have their own details. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. With Kingswood House about 2.2 miles north, Selhurst sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

Take a building like St Mark's Church of England Primary Academy: large buildings have long gutter runs and big roofs that need checking like any other. Landlords with a home close to Norwood Junction station may find that a dated record of the roof is useful when planning maintenance across a let.

What we are asked to look at in Selhurst

Stacks that were used for open fires for many years can weaken from the inside. Flue gases and damp can break down the mortar, sometimes more on one side than the other, which is one reason stacks start to lean.

Look out for signs like these:

  • Signs that a stack is leaning
  • Mortar washing out of the joints
  • Lifted or split lead flashings
  • Bricks with flaking faces

If you look after a shop, office or commercial unit, for instance near Whitgift Centre, a roof report helps plan work around trading rather than after a leak.
