Roof survey in Shirley Oaks: what you get

Most houses have more than one roof to look at. Flat roofs over extensions, garages and dormers are common. They’re included alongside the main roof, including signs of standing water, splits and tired upstands. Flat roofs frequently need attention long before the main roof, so they deserve a proper look. Felt frequently lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. We survey flat roofs, chimney stacks and the roof space, and people most often book us about cracked or blistered flat roof coverings and torn or sagging underlay.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Shirley Oaks has one, it needs checking from somewhere that can actually see it.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Do you need a roof survey in Shirley Oaks?

Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Lead can crack, lift or slip with age, and mortar fillets crack. Lead is also a target for theft.

Typical things we’re asked to look at include:

  • Water stains on rafters and ceiling joists
  • Valley linings that have cracked or split
  • Standing water on a flat roof
  • Worn lead at chimneys and abutments

If you run a business near St George's Walk, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

  • Will they check the loft as well as the outside?

What a roof survey includes

Practical tips

Getting the most from a roof survey starts before we arrive and carries on afterwards. Tips:

  • Let us know about past leaks
  • Clear the loft hatch area before we arrive
  • Look for debris in the garden after high winds
  • Keep a record of damp patches and dates

Standard includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. You can ask us about anything that is not clear.

Don’t block the vents at the eaves. A stuffy loft collects condensation, and it can wet timbers and insulation. Make sure insulation does not block the airflow at the eaves.

What happens on the day

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit usually takes between one and two hours at a typical home, with bigger or more complicated roofs taking longer. In a London conversion, the way into the loft space is often from a communal landing or the top flat. Where that’s the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We look at the roof from every safe vantage point outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a photo-illustrated written report and recommendations.

Getting ready for the survey

  • Dig out any old roof reports or invoices
  • Move anything stored under the loft hatch
  • For flats, make sure roof access has been agreed

Advice

Shirley Oaks: your questions answered

Can a landlord with a rental near Elmers End station book a roof survey?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

Is drone flying allowed in Shirley Oaks?

Typically it comes down to two things: the airspace at the address and the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. The flight also waits for calm, dry weather, and the rest of the survey doesn’t depend on the drone.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Is Shirley Oaks in your area?

Yes. We survey roofs in Shirley Oaks and the rest of Greater London, as part of our work across London and the South East. For a price, ring 07833 053749 or email us.

Can you survey at the weekend?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.

Can you look at a roof that is joined to next door?

Yes. We survey the parts of the roof you have access to. If a problem seems to come from next door, we will say so.

Do you need to get into the loft?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Shirley Oaks homes and their roofs

If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. The wider area around Shirley Oaks has a long history of building, with Addington Palace about 1.8 miles south-east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

Take a building like Oasis Academy Shirley Park: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you live near a park such as Ashburton Park, or anywhere with mature trees, autumn leaves can block gutters and valleys.

Why get it checked now?

Valley gutters and parapet gutters are out of sight until they overflow. When they do, water comes straight into the house. We look at them before they cause trouble. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. When the stain finally shows, the damage underneath is frequently older than it looks.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.

What we look for on each type of roof

Natural slate

Natural slate can last 100 years or more, but its nails often corrode first. Slipped, cracked and missing slates are all noted.

Concrete interlocking tiles

On low-pitched roofs, the laps and fixings of interlocking tiles matter. Lifted or cracked tiles are noted.

Checking the roof from the ground

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking and it will help the survey.
