Roof survey in Croydon

Our roof survey gives you a clear picture of your roof’s condition. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, and the loft space where there is safe access. You get a written report with photographs and recommendations. Where it helps, we say which items are urgent and which can wait. Common reasons to book are leaning or weathered chimney stacks and blocked, sagging or leaking gutters, across clay and concrete tiles, chimney stacks and the roof space.

Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are frequently shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Croydon as anywhere. A defect on a shared roof can reach more than one flat. With a written report and photos, everyone can plan from the same facts.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Why act early in Croydon

Before you put a home on the market, it’s useful to know the roof’s condition. You will know what a buyer’s survey might pick up, or at least know what to expect. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

Why book us in Croydon

  • Photos and a written report every time
  • Independent findings on the roof’s condition
  • Two decades and more of roof surveys

Roof surveys around Croydon

Historic houses such as Addington Palace, about 2.5 miles east, show how far back building in the area around Croydon goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Shop and office owners around St George's Walk may find that knowing the roof’s condition lets you budget for work rather than pay for emergencies. For site and facilities teams at buildings such as Heathfield Academy, large buildings have long gutter runs and big roofs that need checking like any other.

When to book a survey in Croydon

Every roof takes years of rain, wind, sun and frost. Strong gusts work at anything that is not firmly fixed, and rain finds any gap it can. Small faults that start this way grow over time.

Problems we come across often include:

  • Worn or blocked valleys
  • Loose chimney pots
  • Water stains on rafters and ceiling joists
  • Leaking gutter joints and downpipes

If you live in an older home near St Andrew's, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Before booking anyone

  • Which parts of the roof they’ll actually see
  • Which limits apply to the survey
  • Whether the loft space is looked at, where there is one
  • Their insurance cover

What to expect from a roof survey

How we price roof surveys

Survey packages start from £150, including VAT. What you pay for your roof depends on:

  • House, block, shop or office
  • How many separate roofs there are, such as extensions, dormers and garages
  • How complicated the roof is, with its valleys, chimneys and parapets
  • If the survey needs thermal imaging or a drone

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we can help you choose.

Helping us price your survey

Some details help us point you to the right survey and price. When you contact us, tell us:

  • The reason for the survey, like buying, a leak or storm damage
  • Any photos you have, taken from the ground or a window
  • Where the property is, with the postcode
  • What kind of property and roof it is

You can call us seven days a week, including Saturdays and Sundays. For a price or to book, ring 07833 053749 or drop us an email.

Different roofs, different checks

Natural slate

Slate is common on older homes in London and the South East. Widespread slipping normally points to corroded nails, and we say how widespread it looks.

Lead flashings and valleys

Lead-lined valleys and gutters are common on older homes. Cracks in a lead valley can send water into the roof, and lead is a target for theft.

Your questions about roof surveys in Croydon

Is my home in Croydon listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Are there drone restrictions around Croydon?

It depends on the exact address and the weather on the day. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. Strong wind or heavy rain also stops a small drone flying, though the rest of the survey goes ahead either way.

Can you check whether my roof contains asbestos?

No. Buildings built or refurbished before 2000 may contain asbestos. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.

How long does the visit take?

On site, it usually takes about 1–2 hours at a typical home, and about three to four hours for a commercial roof. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Can you inspect a terraced or semi-detached roof?

Yes, we can. We inspect what the owner gives us access to. If a problem seems to come from next door, we’ll say so.

When will the report arrive?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Each report includes photographs.

Does someone need to be in?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Should I look at the roof myself first?

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book and it will help the survey.

How it works

Once we have finished looking, we write up our findings as a report with photographs, emailed to you. As for time on site, it typically takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. From the street, a London terrace usually shows only its front slope or parapet, so a visit in Croydon moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, let us know who can let us into the shared parts.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

Preparing for the visit

  • Make a note of anything you’d like us to look at
  • Buyers: confirm access with the estate agent or seller
  • Have any paperwork from past roof work to hand

Book a survey

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just phone 07833 053749 or email us when you’re ready.
