Questions from Croydon

Can a landlord with a rental near South Croydon station book a roof survey?

Yes, rented property is part of what we cover. You can ring 07833 053749 or use the contact form with the address and a few details, including who will give access on the day.

Can parking be tricky for a visit in Croydon?

It rarely stops a survey, but it’s worth planning. Let us know the parking rules on your street and we will work around them.

Will you go up on the roof?

Only where it is safe to do so. We check everything that can safely be seen: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.

Will I get photos?

Yes, every report has them. Pictures sit next to the findings they show, which makes the report easy to follow.

Do you check valley and parapet gutters?

Yes. These gutters often cause leaks indoors when they block so we pay close attention to them. Parts of them may not be visible, and the report says so.

Will you fly a drone over my roof?

Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

Gutter survey in Croydon

People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use it to plan maintenance and buyers sometimes want the gutters looked at before they exchange. The survey and report follow the same steps whatever the reason with photos and clear recommendations. We survey on weekdays and at weekends. If you’ve noticed blocked outlets and hoppers and valley or box gutters that overflow inside, we can find out what’s behind it, whatever the roof.

Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is normally a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up, in Croydon as anywhere. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photographs.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What we look for on each type of roof

Aluminium and other metal gutters

On big buildings, one blocked outlet can affect a long run so outlets get close attention.

Plastic (uPVC) gutters

Older plastic gutters can turn brittle and crack. We look at the joints, brackets and falls.

What we are asked to look at in Croydon

Many gutter joints depend on rubber seals or sealant that age. Plastic gutters move with heat and cold so their joints can start to leak. Cast iron joints can corrode and part once the paint has worn away.

It’s worth booking a survey if you’ve seen:

  • Rotten fascias or stained soffits
  • Leaves and moss blocking gutters
  • Brackets that have dropped or snapped
  • Joints that drip after rain

Take a building like Heathfield Academy: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Questions to ask before booking

  • Their report turnaround times
  • Which limits apply to the survey
  • Their drone registration, if they fly one
  • What experience they bring

Gutter surveys around Croydon

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. The wider area around Croydon has a long history of building, with Addington Palace about 2.5 miles east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

If your home is one of the older ones in the streets near St Andrew's, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you own a rental within reach of South Croydon station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Practical tips

You don’t need to be a roofer to help. What helps most:

  • Check the loft with care after heavy rain
  • Keep climbers away from the eaves
  • Check from ground level or a window, not a ladder
  • Ask for valleys and parapet gutters to be cleared too

After any work is done, watch the gutters in the next heavy rain. Water should run to the outlets and away without spilling over, and if it does not, raise it with whoever did the job.

Get small faults like a dripping joint or loose downpipe sorted quickly. Left alone, they usually grow and spilled water harms brickwork and woodwork.

Why it is worth a survey now in Croydon

Climbing a ladder to look in the gutters yourself is risky. From ground level you can spot drips and overflows, but valleys, parapets and box gutters are hard to see. Our survey covers what can safely be seen and records it with photos. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The price for your roof depends on its size, access and what you’d like to know.

Why us?

  • Photos and a written report every time
  • Packages from £150, with VAT included
  • 5,000+ surveys completed
  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID

The survey, step by step

Photos are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. Most surveys take about one to two hours on an ordinary house, and more on a big or complicated roof. In Croydon, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. We look at hidden gutters as far as safe access allows.
  4. Where it is safe, we check the loft for signs of water.
  5. A written report with photos and recommendations follows.

Before the survey

  • Jot down any questions you want answered
  • If you’re buying, let the agent know when we’re coming
  • For a flat or shared roof, check access with the freeholder or managing agent
