Gutter surveys near Coombe

Rented homes, blocks and businesses

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Gutter survey in Coombe: what you get

Damp patches on inside walls, stains below a valley or water running down the brickwork frequently trace back to the gutters. Our gutter survey helps show whether the rainwater system is the cause, from whatever is safely visible. Where the cause looks more like the roof covering or a flashing, the report says so, with a suggested next step. We survey valley gutters, eaves gutters and fascias and soffits, and the problems we are asked to look at most are cracked or loose downpipes and overflowing valley or parapet gutters.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Coombe has one, it needs checking from somewhere that can actually see it.

Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

Gutter surveys around Coombe

With Addington Palace about 1.3 miles east, Coombe sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Landlords with a home close to South Croydon station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. For an older house near a landmark such as Church Hall United Reformed Church Of St Paul, its chimney, valleys and lead work are likely to be the parts that need attention first.

Coombe: your questions answered

Can parking be tricky for a visit in Coombe?

It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.

I let a flat near South Croydon station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or drop us an email with the address and what you need, and we will talk through which survey suits.

How fast do I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email.

How many surveys have you done?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Do you check valley and parapet gutters?

Yes. Hidden gutters are a common cause of leaks inside so we pay close attention to them. Parts of them may not be visible, and we will note that in the report.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Do you use drones?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.

Before and after the survey

A little preparation and a few simple habits help. Some pointers:

  • Check the loft with care after heavy rain
  • Make sure downpipe clips are holding
  • Look out for overflows when it pours
  • Have gutters cleared at least once a year

If anything in the report is not clear, ask us. The Standard Survey includes a follow-up consultation and the Premium Survey comes with an in-person one.

Get trees and climbers near the eaves trimmed back by someone who can do it safely. Fewer leaves in the gutters means fewer blockages.

How it works

Once we’ve finished looking, we write up our findings as a written report with photos, sent to you by email. As for time on site, most surveys take roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. From the street, a London terrace usually shows only its front slope or parapet, so in Coombe we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, let us know who can let us into the shared parts.

  1. First, you tell us what you’ve seen, such as overflows or damp.
  2. The eaves gutters, downpipes and fascias are checked from ground level and vantage points.
  3. We check hidden gutters, like valleys and parapets, where it’s safe to see them.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. We send a written report with photos and clear recommendations.

What this survey cannot tell you

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Asbestos testing of old gutters, downpipes or soffits
  • The inside of a downpipe along its whole length
  • Gutters out of sight from each safe vantage point

If in doubt, ring 07833 053749 or drop us an email and we’ll recommend the right survey. What a survey covers and does not.

What this survey covers

  • Valley gutters
  • Eaves gutters
  • Downpipes
  • Parapet and box gutters
  • Fascias and soffits
  • Outlets and hoppers

Common roof problems in Coombe

Some gutters may be too small, or have too few downpipes, for the roof they serve. Added roof area from an extension can load an older gutter and the weakness shows in a heavy downpour.

A survey can pick up problems such as:

  • Leaks at the gutter joints
  • Gutters packed with leaves or moss
  • Valley or box gutters that overflow inside
  • Water spilling over the gutter edge

Trees in and around Addington Hills shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.

Choosing a roof surveyor

  • Will the report include photos?
  • Which parts of the roof they’ll actually see
  • Whether VAT is in the quoted price
  • What follow-up you get after the report

What to expect from a roof survey

What we look for on each type of roof

Box and secret gutters

Hidden gutters are a common source of leaks inside. We check the outlets, linings and overflows where safe.

Aluminium and other metal gutters

On big buildings, one blocked outlet can affect a long run, so we check the outlets carefully.
