Should I look at the roof myself first?

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

How a gutter survey works in Shirley

People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use the report to plan upkeep, and some buyers want the rainwater system checked before exchange. Whoever books, we inspect and report in the same way with photos and clear recommendations. Visits can be on weekdays, Saturdays or Sundays. We survey outlets and hoppers, fascias and soffits and downpipes, and the problems we are asked to look at most are hoppers and outlets full of debris and water spilling over the gutter edge.

London has Victorian and Edwardian terraces in almost every borough, frequently with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails frequently give out first and let slates slip. In Shirley, as across London, that is why a roof needs a close look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Signs you need a gutter survey in Shirley

Many gutter joints depend on rubber seals or sealant that age. Plastic gutters move with heat and cold, and in time their joints can drip. Cast iron joints can corrode and part once the paint has worn away.

Problems we come across often include:

  • Gutters overflowing in heavy rain
  • Brackets that have dropped or snapped
  • Water backing up from a hidden gutter
  • Gutters packed with leaves or moss

If you live near a park like Ashburton Park, or anywhere with mature trees, autumn leaves can block gutters and valleys.

Choosing a roof surveyor

  • What insurance they carry
  • Whether VAT is in the quoted price
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • How they’ll see the roof: from the ground, the loft, the roof or by drone

Your questions about gutter surveys in Shirley

Is my home in Shirley listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

I let a flat near Elmers End station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can call 07833 053749 or use the contact form with the address and what you need.

Do you survey underground drains?

No. We check above-ground rainwater only, from the gutters to the bottom of the downpipes. Where a below-ground drain seems to be the problem, we’ll tell you.

Can the survey be at a weekend?

Yes, weekend visits are possible as well as weekdays. Just ring 07833 053749 or email us to arrange it.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

What does a gutter survey cost?

Our price is from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. To get a price, call 07833 053749 or email us.

How experienced are you?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.

Landlords, agents and block managers in Shirley

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.

Letting agents can arrange access with tenants, at a time agreed ahead of time. Surveys run on weekdays, Saturdays and Sundays, which can make access easier.

Local roofs in Shirley

With Addington Palace about 1.7 miles south, Shirley sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. If your home in Shirley is one of them, bay roofs, hips and later dormers each have their own details. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you let a flat or house near Elmers End station, a dated record of the roof is useful when planning maintenance across a let. For site and facilities teams at buildings such as Oasis Academy Shirley Park, large buildings have long gutter runs and big roofs that need checking like any other.

Tips that help

Over many surveys, some simple habits stand out:

  • Note any damp stains below the gutters
  • Keep climbers away from the eaves
  • Make sure downpipe clips are holding
  • Check from ground level or a window, not a ladder

You receive a report with photos and recommendations, prioritised by urgency where relevant. You can pass it to whoever you choose to do the work so they can see exactly what’s needed.

Deal with drips, sags and loose downpipes early. They tend to get worse, and the water they spill can damage walls and timber.

Roof by roof

Lead-lined valley and parapet gutters

A London butterfly roof drains to a central valley gutter and if it blocks, water can come indoors. We check it where it’s safe to see.

Fascias and soffits

Soffits and timber fascias suffer when gutters overflow. We check them along with the gutters.

How it works

We do not take risks to get a closer look. We inspect whatever is safely visible, and if part of the roof cannot be seen, the report says so. Most visits take about one to two hours at a typical home, and more on a big or complicated roof. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know when you book.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

Before the survey

  • If it is not your property yet, arrange access through the agent
  • Keep pets out of the way during the survey
  • If the roof is shared, arrange access with whoever manages the building

Book a survey

If you have photos of the roof, send them over. Take them safely from the ground or a window; never climb up to get a better view. To get started, call 07833 053749 or email us.
