Gutter surveys for homes and businesses in Monks Orchard

Most blocked gutters are full of leaves, moss or silt. Buildings near trees collect more, and moss washing off a tiled or slate roof adds to it. Our survey shows which gutters are blocked or standing full, which outlets and hoppers are choked and whether any overflows are doing their job. Photos show each problem clearly. Blocked gutters are easy to put off but it rarely improves. If you’ve noticed blocked outlets and hoppers and water spilling over the gutter edge, a survey will tell you what’s going on, whatever the roof.

Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are often shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. A defect on a shared roof can reach more than one flat. With a written report and photos, everyone can plan from the same facts.

We write the report in plain English, so you don’t need to be a roofer to follow it. Photographs show what each point refers to, and recommendations are put with the most urgent first where relevant.

What we do, step by step

We do not take risks to get a closer look. We inspect whatever is safely visible, and if part of the roof can’t be seen, the report says so. The survey normally takes roughly 1–2 hours for most houses, and longer for a large or complex roof. London terraces rarely offer a view of the whole roof from one spot, so a visit in Monks Orchard moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, let us know who can let us into the shared parts.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. The roof space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

What a gutter survey doesn’t cover

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Gutters out of sight from each safe vantage point
  • Rot or damp concealed behind fascias or inside walls
  • Confirming asbestos in older rainwater goods

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you. What a survey covers and does not.

Monks Orchard homes and their roofs

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. With Addington Palace about 1.8 miles south, Monks Orchard sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

Take an older house close to St George The Martyr Church: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Living close to Ashburton Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. Shop and office owners around St George's Walk may find that a dated report on the roof is useful for planning and for any lease discussions.

FAQs for Monks Orchard

How do I find out if my home in Monks Orchard is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Can parking be tricky for a visit in Monks Orchard?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot.

What happens after the survey?

You’ll get the report by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.

Will you go up on the roof?

Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone.

When is the best time for a gutter survey?

Any time of year works. Booking before autumn and winter gives you time to plan, and a wet spell can show where gutters overflow.

What’s in the report?

It sets out what we found, why it matters and what we recommend, backed by photographs. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance.

What happens if roof problems are left?

Damp walls are sometimes blamed on the wrong thing. When rainwater goods are the source, treating the wall alone won’t solve it. A gutter survey helps rule the rainwater system in or out. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the visit with that in mind.

Checking the roof from ground level

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

What we look for on each type of roof

Cast iron gutters

Rust at joints and brackets is the usual weak point on cast iron. Cracks, rust and leaks are recorded as far as we can see them.

Aluminium and other metal gutters

Aluminium and other metal gutters are used on many newer and commercial buildings. Their joints and outlets still need checking.
