Gutter surveys in Selsdon

What a gutter survey does not cover

It is a careful look at the gutter, not the whole story. The main limits are:

  • The inside of buried drains
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • Blockages deep inside downpipes

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you. What our survey covers.

How a gutter survey works in Selsdon

Some gutters are easy to see from the street, but many aren’t. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can overflow inside the building when they block. We inspect them as far as it’s safe to see them using vantage points, the loft space and the roof itself where safe. Hidden gutters are a common source of leaks inside. Typical surveys look at fascia boards damaged by overflowing water and gutters full of debris and silt, across valley gutters, outlets and hoppers and eaves gutters.

Around Selsdon, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are typically where the work is. The fixings under an older roof often fail before good slates or tiles do.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Gutter surveys around Selsdon

About 1 mile north-east lies Addington Palace, a reminder of how long the area around Selsdon has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Take an older house close to St Francis: old fixings, lead flashings and tall chimneys are typical of older roofs. Landlords with a home close to Sanderstead station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Selsdon is about 2 miles south-east of Croydon, in Surrey. From houses to flats and shops in Selsdon, the roof can be surveyed. Our Surrey coverage includes Selsdon and the places around it. There is also a page for London.

How it works

When we arrive, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can safely be seen, from the ground, from windows, in the roof space and by drone where it applies. Most surveys take about one to two hours for a house, rising to roughly 3–4 hours on a commercial building. Some parts of a survey depend on the weather, so a visit to Selsdon is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. The loft space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

Advice

Landlords, agents and block managers in Selsdon

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. We survey on weekdays and at weekends, which can make access easier.

Roof by roof

Fascias and soffits

Most gutters are fixed to the fascia, so a rotten fascia can let the gutter drop. We note soft, stained or damaged boards we can see.

Cast iron gutters

Cast iron gutters and downpipes are found on many older buildings. Kept painted, they can last a long time but corrode once the paint wears off.

Selsdon: your questions answered

Will you come out to Selsdon?

Yes. Selsdon is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there as you book.

Do you survey roofs for landlords with property near Sanderstead station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or drop us an email with the details, and we will talk through which survey suits.

Will you check if gutters are causing damp inside?

Overflowing gutters often lead to damp walls, and the survey looks for that. If the cause looks like something else, the report says so, based on what we can see.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Will the survey check for asbestos?

No, that is a job for a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so it can be checked before work starts.

What will the report tell me?

Written findings with photographs, explaining the condition of the gutter, any defects and our recommendations. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

Will you walk on the roof?

Not unless it’s safe. Safe viewpoints, the loft space and a drone where applicable cover most of what’s needed.

  • Where any leaks, stains or damp patches show inside
  • Dates you’re working to, such as exchange
  • Why you want a survey: buying, a leak, a storm or new work

For a price for gutter surveys in Selsdon, call 07833 053749 or send us an email. The address, the type of property and what you need to know help us price the survey accurately.

Do you need a gutter survey in Selsdon?

Many gutter joints depend on rubber seals or sealant that age. Plastic gutters move with heat and cold so their joints can start to leak. On cast iron, joints can rust and open up where the paint has failed.

Common reasons to book include:

  • Leaking or loose downpipes
  • Leaks at the gutter joints
  • Sagging gutters and loose brackets
  • Overflowing valley or parapet gutters

For businesses in and around places like St George's Walk, knowing the roof’s condition lets you budget for work rather than pay for emergencies.
