Common roof problems in Selsdon

Some owners book because a chimney breast has been removed below and they want to know about the stack above. We record what we can see in the loft and outside, and recommend a structural engineer where support is in question.

A survey makes sense if you’ve noticed:

  • Cracked or missing flaunching
  • Eroded joints in the brickwork
  • Redundant stacks capped without ventilation
  • Damaged chimney pots and cowls

If you look after a building like Selsdon Primary and Nursery School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Questions to ask before you book

  • Will the report include photos?
  • Their insurance cover
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • How soon the report will arrive

What a good roof survey covers

Chimney survey in Selsdon

A damp patch on a chimney breast doesn’t always come from the same place. It might come in at the top, through worn pointing or porous bricks, or where the flashings meet the roof. Moisture trapped inside a stack with no ventilation can also cause damp. Our survey checks each of these and records the likely cause. You then know where to start. If you’ve noticed signs that a stack is leaning and gaps where the stack meets the roof, a survey will tell you what’s going on, whatever the roof.

Trees around homes in smaller places like Selsdon drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from ground level.

We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that is said too.

Tips that help

You don’t need to be a roofer to help. What helps most:

  • Remove aerials or dishes from the stack if they’re no longer needed
  • Use a Gas Safe registered engineer for gas appliances
  • Do not use a ladder to reach the stack yourself
  • Ask for ventilated caps on redundant stacks

If the stack is shared, you can pass the report to your neighbour. It shows what we found and where, as far as we could see.

Check redundant flues are capped with ventilation. That helps stop damp building up inside.

What a chimney survey does not cover

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Hidden sides of a shared stack
  • What’s inside the brickwork or behind render, without opening up
  • A structural engineer’s assessment

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you before you book. The full list of what we check.

What we do, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from each safe vantage point, photograph what we find and record our findings for the written report. Most visits take roughly 1–2 hours for most homes, a little longer where there are several stacks. For a survey in Selsdon, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.

  1. First we talk through the stacks, their history and any problems.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. The report, with photos and recommendations, is emailed to you.

Common questions in Selsdon

Is Selsdon within the area you cover?

Yes. Selsdon is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Do you survey roofs for landlords with property near Sanderstead station?

Yes, landlords and letting agents book with us as well as owners. Just phone 07833 053749 or drop us an email and tell us about the building.

How long will you be at the property?

Expect it to take roughly 1–2 hours for most homes, a little longer where there are several stacks. You will then get the report by email.

Does someone need to be in?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we will agree the details when booking.

How do you inspect a chimney without scaffolding?

Each stack is viewed from the safest viewpoints: the ground, nearby windows and higher points, and the loft space. A drone inspection is included in our Premium Survey where it applies. We note anything we couldn’t see.

Is this an asbestos survey?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

Should a redundant chimney be removed?

A redundant chimney needs looking after like any other. If it is capped without ventilation, damp can build up inside. We check how it’s capped and its condition, so you can decide with a builder what to do.

Local roofs in Selsdon

With Addington Palace about 1 mile north-east, Selsdon sits in an area with a long building history. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you live near a park like Littleheath Woods, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. If you run a business near St George's Walk, a dated report on the roof is useful for planning and for any lease discussions.

Brick stacks

Brick stacks rely on sound pointing to keep water out. The survey looks for crumbling bricks and worn or missing mortar.

Rendered stacks

Water can get in through cracks and then struggle to dry out. We record any cracking and where it is.
