Selsdon Roof Survey
Roof surveys in Selsdon from an independent, experienced roof surveyor. Over 5,000 surveys and 20+ years behind us.
- Debris building up in roof valleys
- Cracked or blistered flat roof coverings
- Blocked, sagging or leaking gutters
Tips from our surveys
A survey works best with a little help from you, before and after. Tips:
- Move stored items away from the loft hatch
- Do not climb onto the roof yourself
- Have details of recent roof work to hand
- Let us know about past leaks
Your report arrives by email. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each finding is set out in plain English.
Look at your roof from ground level after strong winds. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Prompt repairs stop small problems growing.
Roof surveys for homes and businesses in Selsdon
Our roof survey gives you a clear picture of your roof’s condition. We look at the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, along with the loft where it’s safe to get in. You get a written report with photos and recommendations. Where it helps, we say which items are urgent and which can wait. We are often asked to look into leaking gutter joints and downpipes and worn or blocked valleys, on the roof space, natural slate and lead flashings.
Houses in smaller places like Selsdon can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose. A loose ridge tile or slate gives the wind something to catch, and others soon follow.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What we do, step by step
We work from the outside in: outside views come first, then the loft space if there’s safe access. All told, expect between one and two hours for most homes, depending on how many separate roofs there are. In a smaller place like Selsdon, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can often be seen well from ground level, and the loft shows the rest, while taller roofs may need other vantage points or the drone where applicable.
- You pick the package that suits your roof.
- On the day, we start by hearing what you’ve noticed.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- The report is emailed with findings and recommendations.
How to prepare
- Agree roof access with the managing agent if it’s shared
- Mention any parking restrictions on your street
- Find any records of previous roof work

Questions from Selsdon
Do you cover smaller places like Selsdon?
Yes, Selsdon is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Do you survey roofs for landlords with property near Sanderstead station?
Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
What’s the best way to book?
To arrange a survey, phone 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.
Does a roof survey replace a structural engineer?
No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It doesn’t include structural calculations, which need an engineer.
What insurance do you have?
Every survey is covered by professional indemnity and public liability insurance, and details are available on request.
Do you carry out asbestos surveys?
No. Asbestos testing isn’t part of our service. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Do you survey roofs on blocks of flats?
Yes, once whoever controls the roof agrees access. We look at the parts we’re given access to.
Roof surveys around Selsdon
Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.
Take a building like Selsdon Primary and Nursery School: large buildings have long gutter runs and big roofs that need checking like any other. With Addington Palace about 1 mile north-east, the area around Selsdon has a long history. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is.

Signs you need a roof survey in Selsdon
A blocked gutter does more harm than it looks. Once leaves and moss block a gutter, water spills down the brickwork. Valley and parapet gutters can overflow inside the building, particularly near trees.
Problems we come across often include:
- Flashings that have come away from the wall
- Slates or tiles that have slipped or broken
- Loose ridge or hip tiles
- Ponding, splits or blisters on flat roofs
If you live in an older home near St Francis, its chimney, valleys and lead work are likely to be the parts that need attention first.

What a roof survey does not cover
In fairness, a roof survey has limits:
- A full building survey of the property
- Whether the roof structure meets design loads
- How the roof will behave in every kind of weather
If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer. What our survey covers.
What we look at

- Natural slate
- Clay and concrete tiles
DIY checks: what’s safe
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
Why get it checked now?
Valley gutters and parapet gutters are out of sight until they overflow. An overflow there sends water indoors. A survey checks them while they’re still dry. Around Selsdon, leaves and moss in gutters lead to overflowing water and damp walls. Dealing with the cause is simple; drying out a wall is not.
