What a roof survey looks like in Addington

Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. If your home in Addington is one of them, bay roofs, hips and later dormers each have their own details. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. The wider area around Addington has a long history of building, with Addington Palace about 0.4 miles west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

If you look after a shop, office or commercial unit, for example near St George's Walk, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. If you look after a building such as Applegarth Academy, a written record of a large roof helps plan work for the holidays rather than in term time.

How a roof survey works in Addington

There is no single reason to have a roof surveyed. Some have spotted a stain or a slipped slate, others want a check before selling or after years without one. The approach is the same in each case: a careful look, then a clear written report. Visits run on weekdays, Saturdays and Sundays, so it is easy to find a day that suits. We survey the roof space, lead flashings and natural slate, and people most frequently book us about cracked or blistered flat roof coverings and valley linings that have cracked or split.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Addington has one, it needs checking from somewhere that can actually see it.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

What affects the cost of roof surveys

To price your survey, we look at:

  • How big the roof is
  • Features like valleys, chimneys, dormers and parapets
  • The height of the building and how the roof can safely be seen
  • Extra roofs, like extensions, dormers or garages

Roof survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT.

Helping us price your survey

To price your survey accurately, we will ask about:

  • Any deadline, like an exchange date
  • Pictures from the garden or a window, if you have them
  • What made you get in touch
  • Whether there’s a loft hatch, a shared roof or tricky access

Every survey is priced before it’s booked, so you know the cost up front. Our price is from £150, including VAT. For a price for your roof, phone 07833 053749 or send us an email.

Honest limits

It helps to know what a survey won’t do before you book:

  • Walls, floors and services below the roof
  • How the roof will behave in every kind of weather
  • Asbestos testing of any kind

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you before you book. What a survey covers and doesn’t.

What this survey covers

  • Clay and concrete tiles
  • Flat roofs
  • Chimney stacks
  • Natural slate
  • Ridges, hips and valleys
  • The roof space
  • Lead flashings

How it works

On the day, we start by asking what you’ve noticed and what you’d like to know. After that, we check everything we can see safely. The survey normally takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In a London area like Addington, the main things to sort out are parking and access: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at what can safely be seen from the ground, windows, the loft and, where it is safe, the roof itself.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

Before the survey

  • Tell us about any leaks, stains or damp patches you know of
  • Keep pets in another room
  • Make a note of anything you’d like us to look at

Your questions about roof surveys in Addington

Does a conservation area affect roof work in Addington?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Can you fly a drone over a roof in Addington?

That depends on where the roof is and on the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. A small drone can’t fly safely in strong wind or heavy rain.

Is your survey a structural engineer’s report?

No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It is not a structural engineer’s report and does not include calculations.

What’s covered in a roof inspection?

We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, along with the loft where it is safe. You get a written report with photos and recommendations.

Do I have to be there for the survey?

Someone needs to let us in if we’re looking inside or in the loft. We will talk about access as you book.

Do you need to get into the loft?

Where it is relevant to the survey and there’s safe access, yes. A clear path to the hatch helps.

Is Addington in your area?

Yes. We survey roofs across London and South East England, and that includes Addington.

Signs you need a roof survey in Addington

Flashings seal the joints where a roof meets a wall or chimney. Over time lead flashings split, lift or work loose, and mortar fillets crack away from the wall. Lead is also a target for theft.

It’s worth booking a survey if you’ve seen:

  • Gaps in the roof where coverings have gone
  • Lifted, split or missing lead flashings
  • Loose chimney pots
  • Condensation or damp timbers in the loft

If you own a rental within reach of West Wickham station, the gap between tenancies is a good time to have the roof looked at.

Before you book any roof surveyor

  • Their track record with similar roofs
  • Whether you get a written report with photos
  • Whether any drone flown is registered with the CAA
  • How they’ll see the roof: from ground level, the loft, the roof or by drone

What’s in a roof survey

Roof by roof

Natural slate

From the loft, we look at the underside of a slate roof. Older roofs may have bitumen felt underlay, and very old roofs none, and we note its condition.

Flat roof coverings

Some flat roofs have been coated over several times. If the covering would need opening up to know more, we say so.
