About our gutter survey in Addington

Some gutters are easy to see from the street, but many aren’t. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can send water indoors when they overflow. We check them as far as they can safely be seen, from the ground, from windows, from the roof space and from the roof where it’s safe. Hidden gutters are a common source of leaks inside. If you are worried about downpipes that are split or coming away and gutters packed with leaves or moss, we can find out what’s behind it.

Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is typically a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up, in Addington as anywhere. Leaks from a shared roof rarely affect just one home. With a written report and photographs, everyone can plan from the same facts.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photograph. It records what’s sound as well as what is not.

Common roof problems in Addington

Lots of tiled and slate roofs carry moss, and rain washes it down into the gutters. Mixed with grit from the roof, it settles as silt that holds water in the gutter and gives plants somewhere to grow.

These are some of the problems a survey can pick up:

  • Hoppers and outlets full of debris
  • Fascia boards damaged by overflowing water
  • Joints that drip after rain
  • Gutters that have fallen out of line

If you let a flat or house near West Wickham station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Questions to ask before booking

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Which limits apply to the survey
  • Whether they hold professional indemnity and public liability insurance
  • Whether VAT is in the quoted price

What to expect from a roof survey

Can I check my roof myself?

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book, as it helps us focus the survey.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.

What happens on the day

On the day, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can be seen safely. Most surveys take about 1–2 hours for a house, and more on a big or complicated roof. In Addington, as in much of London, lots of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents as you book.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. We look at hidden gutters as far as safe access allows.
  4. The loft space is checked for staining, where it can be reached safely.
  5. A written report with photos and recommendations follows.

Before we arrive

  • Make sure we can get to the back of the property
  • Let us know about any leaks, stains or damp patches you know of
  • If it isn’t your property yet, arrange access through the agent

Plastic (uPVC) gutters

On plastic systems, slipped joints are one of the most common faults. We record each one we can see.

Cast iron gutters

A cracked cast iron downpipe can leak down the wall unseen, so we check the wall behind for staining.

Gutter surveys in Addington: local notes

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. With Addington Palace about 0.4 miles west, Addington sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

Take a building like Applegarth Academy: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Living close to Addington Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.

Addington is about 3 miles south-east of Ashburton, in Greater London. We visit Addington as part of our work across Greater London, for houses, flats and commercial buildings. Addington is one of the places in Greater London we cover. Our London page covers surveys nearby.

Postcode districts we cover here for gutter surveys: CR0, CR2 and BR4. We offer gutter surveys to properties on Lodge Lane, Falconwood Road and Addington Village Road. If you are just outside Addington, we cover Coney Hall (1 mile north), Forestdale (1 mile south), Spring Park (1 mile north), New Addington (1 mile south-east) and Selsdon (1 mile south-west). We also work in nearby towns like London (10 miles north), City of Westminster (12 miles north-west), Marylebone (12 miles north-west), Kensington (12 miles north-west), St Pancras (12 miles north) and Shoreditch (12 miles north).

Tips from our surveys

Getting the most from a gutter survey starts before we arrive and carries on afterwards. Some tips:

  • Check that downpipes are firmly fixed to the wall
  • Have overhanging branches cut back
  • Check the loft with care after heavy rain
  • Look for green streaks or damp patches on walls

You receive a written report with photos and clear written recommendations. Share it with a contractor of your choice so they can see exactly what’s needed.

Deal with drips, sags and loose downpipes early. They tend to get worse, and the water they spill can damage walls and timber.

Addington questions

How do I find out if my home in Addington is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Do you survey roofs for landlords with property near West Wickham station?

Yes, rented property is part of what we cover. Just ring 07833 053749 or email us and let us know about the building.

Can you tell me if my old gutters contain asbestos?

No, that is a job for a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so you can arrange that check.

Can you give me structural calculations?

No. We are experienced roof surveyors, and visible signs such as sagging are noted, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.

How soon will I get the report?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

Do you check valley and parapet gutters?

Yes. These gutters often cause leaks indoors when they block, so they’re an important part of the survey. Some may only be partly visible, and the report says so.

How we price gutter surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Features like valleys, chimneys, dormers and parapets
  • Whether it is a home or a commercial building
  • Which survey package you book
  • How many separate roofs there are, such as extensions, dormers and garages

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.

Helping us price your survey

If you can, have these to hand when you get in touch:

  • Any stains, drips or damp patches you’ve seen indoors
  • The address and postcode of the property
  • Pictures from the garden or a window, if you have them
  • How the loft is reached, if there is one

Our price is from £150, including VAT. The exact figure depends on the roof and the package, so phone 07833 053749 or email us with the details.
