Landlord roof surveys in Addington

How a landlord roof survey works in Addington

A landlord roof survey shows you the state of a roof, written up so you can plan. We work for landlords, letting agents, managing agents and freeholders, as well as residents’ and RTM management companies. The report covers defects, photographs and recommendations set out by urgency where relevant. It’s a roof survey, not a RICS Level 2 or 3 survey of the whole building. Common reasons to book are cracked or leaning shared chimneys and failed flashings at walls and chimneys, on flat roofs on blocks, rented houses and converted houses.

Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are often shared between several households. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photos.

If any part of the let or shared roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t.

What we can’t see

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Confirming asbestos in older roof materials
  • The rest of the building, as a RICS Level 2 or 3 survey would
  • Roof areas we weren’t given access to

If in doubt, phone 07833 053749 or use the contact form and we’ll point you to the right survey before you book. What a survey covers and does not.

What we look at

  • Gutters and downpipes
  • Rented houses
  • Shared roofs
  • Flat roofs on blocks
  • Converted houses
  • Blocks of flats

Roof by roof

Party-wall upstands and parapets

Where a roof is shared with neighbours, we can only inspect what we’re given access to and note what couldn’t be seen.

Shared chimney stacks

Chimneys often let water in at the flashings. We record anything visible.

What you can safely check yourself

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Addington homes and their roofs

Historic houses such as Addington Palace, about 0.4 miles west, show how far back building in the area around Addington goes. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you let a flat or house near West Wickham station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you live near a park like Addington Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.

Do you need a landlord roof survey in Addington?

People living in a building seldom see the roof itself. Defects up on the roof can go unreported for a long time, particularly on taller buildings.

Common reasons to book include:

  • Missing or loose roof coverings
  • Cracked or lifting flashings
  • Damaged pots and flaunching
  • Leaks into upper flats

If yours is one of the older homes in the streets near Church of St Mary, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What to check before booking

  • Which parts of the roof they’ll actually see
  • How much experience they have with roofs like yours
  • Their report turnaround times
  • Whether you can ask questions once you have the report

What’s in a roof survey

The survey, step by step

When we arrive, we start by asking what you’ve noticed and what you’d like to know. After that, we look at everything we can see safely, from ground level, from windows, in the roof space and by drone where it applies. Most surveys take between one and two hours for most houses, and about three to four hours for a commercial roof. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know as you book.

  1. You tell us about the building, its roofs and any known leaks.
  2. We let you know which flats and hatches we need to reach.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. The report records areas we couldn’t access.
  5. Findings and recommendations are set out with photos.

How to prepare

  • Dig out any old roof reports or invoices
  • Unlock side gates and any roof access doors
  • If it isn’t your property yet, arrange access through the agent

Your questions about landlord roof surveys in Addington

Will parking be an issue for a roof survey in Addington?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when you book.

Do you survey roofs for landlords with property near West Wickham station?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Does the report help with maintenance planning?

Yes, many agents and freeholders use it that way. Surveying again later shows what has changed, which suits a rolling plan.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Do you need to get into the loft?

Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement.

How do I book a survey in Addington?

It’s easiest to call 07833 053749 or drop us an email. Tell us the address and a little about the roof, and we will suggest the right survey. We survey on any day of the week.

Do you work in Addington?

Yes, we do. Addington is part of the area we cover.
