DIY checks: what’s safe
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
How a landlord roof survey works in Forestdale
The lease normally decides who is responsible for the roof and who pays. We can’t advise on what your lease says but we can give you an independent record of the roof’s condition. It helps owners and managers discuss the next steps from the same facts. The report sets out what we saw, with photographs and recommendations. If you are worried about leaks into upper flats and cracked or lifting flashings, a survey will tell you what’s going on, whatever the roof.
London has a great many flats in converted houses and purpose-built blocks, where the roof is usually a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up. Leaks from a shared roof rarely affect just one home. With a written report and photographs, everyone can plan from the same facts.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

What we do, step by step
We check the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit typically takes between one and two hours for most houses, and more on a big or complicated roof. For a visit in Forestdale, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at everything that’s safely in view from ground level, windows, the loft and, where it’s safe, the roof itself.
- We agree which roofs and which parts of the building are included.
- We confirm which flats and loft spaces we need to get into, and you arrange access.
- The roofs are inspected from ground level, vantage points, the loft space and the roof where it’s safe.
- We photograph each defect and note how urgent it looks.
- We send a written report you can use to plan maintenance and budgets.
Getting ready for the survey

Advice
What we look for on each type of roof
Gutters and downpipes
Valley and box gutters on blocks can overflow inside. We give them close attention.
Party-wall upstands and parapets
We inspect the parts of a shared roof we can access and note what couldn’t be seen.
FAQs for Forestdale
Can parking be tricky for a visit in Forestdale?
It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.
I let a flat near Sanderstead station. Can you check the roof?
Yes, rented property is part of what we cover. Just call 07833 053749 or email us and let us know about the building, including who will give access on the day.
Can you survey in bad weather?
Light rain does not usually stop a survey. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we will agree a new date if the weather isn’t suitable.
Do you climb onto every roof?
Only if it’s safe. We inspect everything that’s safely in view: from ground level, from windows, from inside the roof space, from the roof where it’s safe and by drone where it applies. Anything we cannot see is noted in the report.
How long does the survey take?
That depends on the size and shape of the roof; most visits take an hour or two for a house, and longer for a block or a building with several roofs. The written report follows by email.
Do you use drones?
Yes, where applicable and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where applicable, the Premium Survey.
Do you survey on Saturdays and Sundays?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.
Honest limits
We only report everything that’s safely in view on the day, so there are some things a survey cannot cover:
- Walls, floors and services beyond the roof
- Legal advice on leases or service charges
- Structural calculations or an engineer’s report
If in doubt, call 07833 053749 or use the contact form and we’ll suggest the right survey before booking. The full list of what we check.

How we price landlord roof surveys
Several things affect the price of a survey:
- The shape of the roof and its details
- The package you choose: Basic, Standard or Premium
- House, block, shop or office
- The number of roofs, including extensions and garages
Our price is from £150, including VAT. The final price depends on how big and how high the roof is, how it can safely be seen and the package you choose.
What to let us know when you get in touch
If you can, have these to hand when you contact us:
- Access details, like a loft hatch or a shared roof
- Pictures from the garden or a window, if you have them
- Where the property is, with the postcode
- Any deadline, like an exchange date

Roofs, chimneys and gutters in Forestdale
Addington Palace, about 0.9 miles north, is one of the historic houses in the wider area around Forestdale. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Whichever you have, the details that tend to fail before the covering itself get the closest look.
For businesses in and around places such as St George's Walk, a dated report on the roof is useful for planning and for any lease discussions. Trees in and around Addington Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. If you live in an older home near St Francis, its roof may have old fixings, lead flashings and chimneys that need a closer look.
