Flat roof surveys for homes and businesses in Forestdale

Water through a flat roof does not always come in where the stain is. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. Our survey covers the whole roof, not just the part above the mark, with photographs of anything that could be letting water in. Whoever carries out the work then has a clear starting point. Common reasons to book are water getting in at rooflights and blisters and bubbles in the covering, on felt flat roofs, EPDM rubber and GRP fibreglass.

Commercial and residential blocks across London often have big flat roofs with plant, rooflights and access walkways. Each pipe, upstand and fixing through the covering is a possible weak point. For a building in Forestdale, access is agreed with whoever manages the roof ahead of the visit. Plant bases, rooflights and cable entries are all places where water can get in.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Flat roof surveys in Forestdale: local notes

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. About 0.9 miles north lies Addington Palace, a reminder of how long the area around Forestdale has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

Landlords with a home close to Sanderstead station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak. For site and facilities teams at buildings such as Courtwood Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. For a London address like Forestdale, it is useful to know about controlled parking before the day.

How we price flat roof surveys

Not every roof costs the same to survey, for these reasons:

  • Basic, Standard or Premium
  • Any need for thermal images or a drone flight
  • Building height and the viewpoints available
  • How many separate roofs there are, such as extensions, dormers and garages

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

Booking your survey

A few details help us point you to the right survey and price. When you contact us, tell us:

  • Whether there’s a loft hatch, a shared roof or tricky access
  • Your postcode, so we can check access and travel
  • Your timetable, such as an exchange date
  • Any photos you have, taken from ground level or a window

Getting a price is simple: just call 07833 053749 or drop us an email and give us some details about the property and we’ll explain which survey suits. We confirm the price before anything is booked.

How the survey works

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe. A typical visit takes between one and two hours for a small flat roof at home, and longer for a large commercial one. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it’s useful to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We look at the roof from ground level, windows and the roof where it is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Advice

Forestdale questions

Will parking be an issue for a roof survey in Forestdale?

Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.

Does a conservation area affect roof work in Forestdale?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Does the weather affect the survey?

It depends on the weather and the survey. Strong wind or a downpour can make access unsafe and ground a drone, so we’d move the date with you.

How long will you be at the property?

Most surveys take roughly 1–2 hours for most houses, and about three to four hours for a commercial roof. We will confirm the timing when you book.

Do you look for flat roof leaks?

We check the covering and every detail where leaks commonly start, and photograph anything that could be letting water in. Where the source isn’t obvious, a roof leak investigation or electronic leak detection may be the next step.

How many years has my flat roof got left?

A precise figure isn’t something we give, because so much depends on upkeep, exposure and workmanship. We describe the condition and say which work is urgent and which can wait.

Is ponding on a flat roof a problem?

Water that lies on a flat roof for days is a sign that something needs attention. It could be the outlets, the falls or a deflecting deck. The survey looks at each and records the likely cause.

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

What we look for on each type of roof

Single-ply membranes

Plant, fixings and foot traffic can all damage a single-ply roof. We note any punctures, tears and loose areas we can see.

EPDM rubber

An EPDM rubber roof is normally one large sheet, bonded to the deck. The survey looks at laps, edge trims, corners and signs of puncture.

Leave it or get it looked at?

A small split in a flat roof is usually a modest job when it is found early. Left alone, water can soak the insulation and the deck, and the job grows. Surveying it now tells you where you stand. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. By the time a ceiling stains, the timbers underneath may have been wet for a while.

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, including VAT. We’ll tell you which package suits the questions you have.
