Forestdale Thermal Roof Survey

Thermal roof surveys for homes and businesses in Forestdale. More than 5,000 surveys completed across London and South East England.

  • Heat escaping through the roof
  • Water getting in at parapets and stacks
  • Damp that repairs haven’t cured

Need a thermal roof survey in Forestdale?

Why get it checked now?

If a big flat roof may need replacing, knowing the wet areas first is useful. Images backed by moisture readings show where problems seem to be before you commit. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. When the stain finally shows, the damage underneath is often older than it looks.

Thermal roof survey in Forestdale

A thermal imaging roof survey uses a thermal camera to show differences in surface temperature across a roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. It is important to know that the camera shows temperature, not water, so findings are checked with moisture readings. It comes as part of our Premium Survey, from £400. Conditions on the day affect the results, and the report explains how. Typical surveys look at damp patches with no obvious cause and gaps in loft insulation, on insulated roof spaces, pitched roof slopes and loft conversions.

London roofs sit shoulder to shoulder in terraces and blocks, which makes care around neighbours part of the job. We take care to focus on the roof we’ve been asked to look at. Tell us about the building and access when booking. The extra view helps most on steep slopes, tall stacks and rear additions.

Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what isn’t.

Thermal roof surveys in Forestdale: local notes

Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. If your home in Forestdale is one of them, bay roofs, hips and later dormers each have their own details. Many roofs like these cannot be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place. With Addington Palace about 0.9 miles north, Forestdale sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

Shop and office owners around St George's Walk may find that a commercial roof can be photographed from above without anyone walking on it. Parking in Forestdale, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day easier.

Roof by roof

Pitched slate and tile roofs

On pitched roofs, slates and tiles over a ventilated space can mask what’s happening underneath. We back up what the camera shows with a look in the loft where we can.

GRP fibreglass roofs

Cracks in GRP can let water into the boards beneath. We combine a visual check of cracks with the thermal images around them.

How the survey works

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes about 1–2 hours at a typical home, though large, tall or awkward roofs take more time. In a London conversion, the way into the loft space is frequently from a communal landing or the top flat. If that applies to your building, it is useful to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Before we arrive

  • Move anything stored under the loft hatch
  • Agree roof access with the managing agent if it is shared
  • Point out any leaks or damp patches

Rented homes, blocks and businesses

Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Tell us about it when booking and we’ll plan the survey around it.

Letting agents can arrange access with tenants, at a time agreed in advance. We survey on any day of the week, which helps when tenants work during the week.

FAQs for Forestdale

Does a conservation area affect roof work in Forestdale?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can you fly a drone over a roof in Forestdale?

The answer turns on the exact location and the conditions on the day. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. A small drone cannot fly safely in high wind or heavy rain, though the rest of the survey goes ahead either way.

Is this an asbestos survey?

No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Can you use a thermal camera on a sloping roof?

It can help, but the results are often less clear than on a flat roof. The air space under slates and tiles can hide patterns, so we combine it with an inspection from the loft where there is safe access.

Will the survey show heat loss through my roof?

The camera can point to heat loss and gaps in insulation. We don’t give energy ratings or heat loss calculations, but the report shows where to look more closely.

Does the weather affect a thermal survey?

Conditions on the day have a big effect on what the camera can show. Dry, calm weather after some sun gives the best chance of clear images. Our report notes the conditions and how they affected the findings.

Do you need a thermal roof survey in Forestdale?

After a long-running leak, insulation under a flat roof can stay wet. Knowing how much of the roof is affected helps decide between a local repair and more. Thermal images and moisture readings together can show the likely extent.

We’re often asked to look at:

  • Wet insulation beneath the membrane
  • Damp around chimneys and parapets
  • Ceilings that feel colder in places
  • Thin or uneven insulation in the roof

Anyone responsible for a site like Courtwood Primary School will know that a view from above covers a wide roof far faster than walking it.

What a roof survey includes

Honest limits

In fairness, there are limits to any roof survey:

  • Readings unaffected by sun, shade or reflections
  • An energy rating for the building
  • A structural engineer’s assessment
