Roof Survey in Forestdale
A careful look at the roof at your property in Forestdale, and put it all in a report with photos.
- Loose ridge or hip tiles
- Slipped, cracked or missing slates and tiles
- Leaning or weathered chimney stacks
What happens on the day
Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey normally takes between one and two hours for most houses, rising to roughly 3–4 hours on a commercial building. In Forestdale, as in much of London, lots of properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, tell us as you book.
- We start with the property details and any concerns.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- You receive the report with photos and recommendations, prioritised by urgency.
Before we arrive
- Tell us about any leaks, stains or damp patches you know of
- Gather any invoices or paperwork from past roof work
- Tell us about parking before the day

About our roof survey in Forestdale
Everything we check, we check safely: from ground level, from windows, from the loft space and from the roof where conditions allow. The Premium Survey adds thermal imaging and, where it applies, a drone, which helps with tall or steep roofs. You don’t need to do anything except give us access. Everything we see is photographed for the report. We are often asked to look into lifted, split or missing lead flashings and gutters that overflow in heavy rain, on the roof space, natural slate and lead flashings.
London has a great many flats in converted houses and purpose-built blocks, so roofs are often shared between several households. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up, in Forestdale as anywhere. Leaks from a shared roof rarely affect just one home. With a written report and photographs, everyone can plan from the same facts.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What else we do in Forestdale
What we’re asked to look at in Forestdale
Some damage starts inside the roof space. A badly ventilated loft collects condensation, and the damp gets into timbers and insulation. It can look like a leak, and it needs a different fix.
Typical things we’re asked to look at include:
- Loose chimney pots
- Worn lead at chimneys and abutments
- Leaking gutter joints and downpipes
- Valley linings that have cracked or split
Addington Palace lies about 0.9 miles north, so building around Forestdale goes back a long way. On a period home nearby, the survey separates sound original work from tired later repairs.

Forestdale questions
I let a flat near Sanderstead station. Can you check the roof?
Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
Are there drone restrictions around Forestdale?
It depends on the exact address and the weather on the day. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. The flight also waits for calm, dry weather, and the rest of the survey doesn’t depend on the drone.
Do I need to be at home?
If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when booking.
What if it rains on the day?
Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We’ll rearrange with you if the weather is not right.
How soon is the report ready?
That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We send it by email.
How much is a survey?
Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.
Are you insured?
Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

Landlord and commercial surveys in Forestdale
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.
Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photographs included.
Local roofs in Forestdale
Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.
If you own a rental within reach of Sanderstead station, a dated record of the roof is useful when planning maintenance across a let. Homes near green spaces like Addington Park can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.

Why it’s worth a survey now in Forestdale
Hidden gutters and valleys can fail without warning. An overflow there sends water indoors. We look at them before they cause trouble. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.
Prices quoted always include VAT, and the report is not charged as an extra. Roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.

Checking the roof from ground level
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
