Roof Survey in New Addington
A roof condition survey for homes and buildings in New Addington. More than 5,000 surveys completed across London and South East England.
- Ponding, splits or blisters on flat roofs
- Ridge tiles that have lifted or moved
- Leaking gutter joints and downpipes
What happens on the day
We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey typically takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. For a visit in New Addington, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at whatever is safely visible from the ground, windows, the loft and, where it’s safe, the roof itself.
- You tell us the address, the type of roof and what’s worrying you.
- We agree a date, including weekends if that suits you.
- We check the roof from every safe vantage point outside.
- We then look in the loft for damp, staining and the condition of the underlay.
- You receive the report with photos and recommendations, prioritised by urgency.

About our roof survey in New Addington
There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The Basic Survey gives a visual inspection, photos and written recommendations. Standard and Premium go further, like moisture detection, a structural check, thermal imaging and a drone where applicable. Every package includes a written report. We survey clay and concrete tiles, the roof space and chimney stacks, and the problems we’re asked to look at most are condensation or damp timbers in the loft and ponding, splits or blisters on flat roofs.
London has a great many flats in converted houses and purpose-built blocks, so roofs are often shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in New Addington as anywhere. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photographs.
If any part of the roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

Honest limits
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- An exact number of years the roof has left
- A structural engineer’s report

Common questions in New Addington
Is my home in New Addington listed or in a conservation area?
We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Will parking be an issue for a roof survey in New Addington?
It rarely stops a survey, but it’s worth planning. Let us know the parking rules on your street and we will work around them.
Is New Addington in your area?
Yes, we do. New Addington is part of the area we cover.
Will the report say how many years my roof has left?
Not as an exact number, because so much depends on the fixings, underlay and upkeep. Instead, we set out what’s sound, what’s wearing and what to do first.
When will the report arrive?
It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. We send it by email.
Does someone need to be in?
That depends on the survey. For inside areas and the loft space, someone has to give us access, while outside access can be discussed when you book.
Will you check the loft?
If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.
Can I check my roof myself?
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
Roof surveys in New Addington: local notes
New Addington is about 3 miles from Biggin Hill Airport. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. About 1.5 miles north-west lies Addington Palace, a reminder of how long the area around New Addington has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.
If you let a flat or house near Hayes (Kent) station, a dated record of the roof is useful when planning maintenance across a let. Anyone responsible for a site like Rowdown Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. The streets around a church such as St Edward King and Confessor are frequently among the oldest in a place, and if you own one of the older houses nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Roof by roof
Lead flashings and valleys
Most leaks begin at a joint rather than the middle of a slope. That is why we look at them closely.
Flat roof coverings
Repeated coatings can hide what’s underneath. We say what we can see and when a closer look would need opening up.
What happens if roof problems are left?
Without a survey, you are guessing at what the roof needs. You might pay for work that doesn’t fix the real problem, or miss the fault that matters. We tell you what’s really needed. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

What a survey costs
Not every roof costs the same to survey, for these reasons:
- Roof area
- Whether you choose the Basic, Standard or Premium Survey
- The number of roofs, including extensions and garages
- Chimneys, valleys, parapets and other details
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
What to tell us when you get in touch
The more you tell us, the easier it is to price the survey. When you contact us, let us know:
- Photos of the roof, taken safely from the ground or a window
- The type of building and roof, like pitched or flat
- The reason for the survey, such as buying, a leak or storm damage
- Where any leaks, stains or damp patches show inside
