Honest limits

A survey is a close look at the flat roof, but it can’t do everything. The main limits are:

  • A fixed date for when the roof will need replacing
  • Areas we cannot see or reach safely, including fragile rooflights and sheeting
  • Whether the deck or joists are strong enough

If in doubt, phone 07833 053749 or drop us an email and we’ll suggest the right survey before you book. What our survey covers.

What we check

  • GRP fibreglass
  • Single-ply membranes
  • Felt flat roofs
  • Upstands and outlets
  • EPDM rubber
  • Mastic asphalt

How a flat roof survey works in New Addington

A flat roof doesn’t shed water the way a pitched roof does. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. The surface, the falls, the upstands and the trims are all looked at closely, and we look for signs that water has reached the deck. That way, defects are found before they reach the room below. We survey GRP fibreglass, single-ply membranes and mastic asphalt, and common reasons people get in touch are cracked or split membrane and leaks around rooflights.

London has a lot of flat roofs: rear additions, dormers, roof terraces and the roofs of blocks and offices. Coverings range from felt and asphalt to EPDM rubber, GRP fibreglass and single-ply membranes, each with its own weak points. Which one is on a roof in New Addington shapes how it’s checked. Many older flat roofs are felt or asphalt, and many newer ones EPDM rubber or GRP.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Flat roof surveys around New Addington

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops. The wider area around New Addington has a long history of building, with Addington Palace about 1.5 miles north-west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

For landlords with property near Hayes (Kent) station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. If your house is among the older ones in the streets near St Edward King and Confessor, the joins between later flat roofs and the old walls are where problems normally start. Parking in New Addington, as in most of London, takes a little planning: tell us about permits, visitor bays or off-street space as you book, as a space near the door can’t be promised.

New Addington is about 4 miles south-east of Croydon, in Greater London. Whether the building in New Addington is a house, a flat or a commercial unit, we can survey the roof. New Addington is one of the towns and villages in Greater London where we work for flat roof surveys. We also survey roofs in London.

The survey, step by step

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take roughly 1–2 hours for most houses; commercial roofs usually need 3–4 hours. For a visit in New Addington, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from the ground, from windows, from inside the loft space and from the roof where it’s safe.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

Getting ready for the survey

  • Make a note of anything you’d like us to look at
  • Have keys ready for side gates, garages or roof access doors
  • Clear the way to the loft hatch

New Addington: your questions answered

Do you carry out roof surveys in New Addington?

Yes. We work right across London and the South East, and New Addington is part of that. You can call 07833 053749 or drop us an email with the address and a few details, and we will talk through which survey suits.

Will parking be an issue for a roof survey in New Addington?

It can be, so it is useful to tell us about permits, visitor bays or off-street space as you book. The visit is then planned around what’s available.

What if it rains on the day?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather is not right.

How much is a survey?

Prices start from £150, including VAT. The final figure depends on the roof and the package you choose.

How many surveys have you done?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

How long does the survey take?

Most surveys take about 1–2 hours for a small flat roof at home, and longer for a large commercial one. We’ll confirm the timing as you book.

What do I do with the report?

The report arrives by email, with photos and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

What affects the cost of flat roof surveys

To price your survey, we look at:

  • How big the roof is
  • Whether thermal imaging or a drone is needed
  • Whether it is a home or a commercial building
  • Whether you choose the Basic, Standard or Premium Survey

A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. You’ll know the price for your roof before booking.

What we need to know

Before you get in touch, it helps to have:

  • When you need the report by
  • Any marks or damp showing indoors
  • Where the property is, with the postcode
  • The reason for the survey, such as buying, a leak or storm damage

Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can ring 07833 053749 or send us an email to find out.

What you can safely check yourself

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

Tips that help

There’s plenty you can do without going near the roof. What helps most:

  • Have the roof looked at again after a severe storm
  • Look for standing water a day after rain
  • Ask contractors to protect the roof if they work on it
  • Keep outlets clear of leaves and moss

Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, giving you a chance to go through what we found.

Get splits, lifted seams and loose trims seen to while they’re small. A flat roof that’s looked after between surveys normally lasts longer.

What happens if roof problems are left?

Waiting for a stain inside means the water has already got through the layers. We can pick up worn covering and failing details sooner, while there is still time to plan the work. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.

Flat roof survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we will tell you which fits.
