How a roof survey works in Fickleshole
Most houses have more than one roof to look at. Rear extensions, dormers, porches and garages often have flat roofs in felt, EPDM rubber, GRP or asphalt. They’re included alongside the main roof, including signs of standing water, splits and tired upstands. A flat roof usually wears out sooner than a pitched one, so they deserve a careful look. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. If you’ve noticed standing water on a flat roof and slates or tiles that have slipped or broken, we can find out what’s behind it.
Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Roof surveys around Fickleshole
Fickleshole is about 2 miles from Biggin Hill Airport. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. Down House, about 2.6 miles east, is one of the historic houses in the wider area around Fickleshole. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.
Take an older house close to Church of St Leonard: its roof may have old fixings, lead flashings and chimneys that need a closer look. Homes near green spaces such as Addington Vale can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.

What happens on the day
Expect us to ask a few questions before we start, like when any problem began and what work has been done before. The inspection then takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In a small place like Fickleshole, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- We start by hearing what you’d like checked and why.
- A visit is booked for a weekday or a weekend.
- We look at the roof from every safe viewpoint, inside and out.
- Every part of the roof is checked and photographed.
- You receive a written report with photos and recommendations.
Preparing for the visit
- Leave a clear route to the loft
- Mention any parking restrictions on your street
- Note where any stains or damp appear

Advice
How we price roof surveys
Several things affect the price of a survey:
- Whether it is a home or a commercial building
- Any need for thermal images or a drone flight
- Chimneys, valleys, parapets and other details
- The height of the building and how the roof can be seen safely
To find out what your survey will cost, call 07833 053749 or send us an email with the address and a few details. We’ll confirm the figure before booking.
What to let us know when you get in touch
We will typically ask about:
- The address and postcode of the property
- The kind of building and roof involved
- What’s prompted the survey
- Anything about access we should know
Unsure which package suits your roof? It’s easiest to phone 07833 053749 or use the contact form and describe the roof and what’s worrying you. We’ll explain the options and the price.
When you need someone else
Before booking, it is worth knowing what a survey will not do:
- How the roof will behave in every kind of weather
- Confirmation of asbestos in soffits or cement sheets
- Faults hidden behind ceilings or boarding
If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer. What our survey covers.
What this survey covers
- Clay and concrete tiles
- Lead flashings
- Natural slate
- The roof space
- Flat roofs
- Ridges, hips and valleys
- Chimney stacks
Can I check my roof myself?
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
Different roofs, different checks
Natural slate
Natural slate can last 100 years or more, yet the nails holding it frequently fail long before the slate. Slipped, cracked and missing slates are all noted.
Chimney stacks
We look at the stack itself, and it isn’t a flue or gas safety check. If a specialist is needed, we’ll say so.
Common roof problems in Fickleshole
Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Lead can crack, lift or slip with age, and mortar fillets crack. Lead is also a target for theft.
People typically book a survey after spotting one of these:
- Loose ridge or hip tiles
- Water stains on rafters and ceiling joists
- Lifted, split or missing lead flashings
- Standing water on a flat roof
For landlords with property near Woldingham station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
Before booking anyone

Questions from Fickleshole
Can you fly a drone over a roof in Fickleshole?
Usually it comes down to two things: the airspace at the address and the weather. Biggin Hill Airport is about 2 miles away, so we check the Drone Safety Map for restrictions before any flight. A small drone can’t fly safely in strong wind or heavy rain, though the rest of the survey goes ahead either way.
I let a flat near Woldingham station. Can you check the roof?
Yes, that’s a common request. We just need to know who will give access, and we can send the report to you or your agent.
How soon is the report ready?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Each report includes photos.
Do you give a life expectancy for the roof?
Not as a figure. We describe the condition of each part of the roof and how it is wearing, with recommendations ranked by urgency.
Do you carry out asbestos surveys?
No. Asbestos testing isn’t part of our service. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.
What insurance do you have?
We’re covered by professional indemnity and public liability insurance, for every survey we carry out.
Do you inspect the roof from on top?
Only where it is safe to do so. We also inspect from ground level, from windows and vantage points, and from the loft. The Premium Survey adds a drone where it applies.
