Leaves Green Roof Survey
We carry out roof surveys in Leaves Green and the rest of Greater London. Surveys run on any day of the week.
- Flashings that have come away from the wall
- Cracked mortar along the ridge
- Blocked, sagging or leaking gutters
Honest limits
We only report everything that’s safely in view on the day, so some things are outside what a survey can do:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- What’s under the slates, tiles or felt
- A full building survey of the property
If in doubt, phone 07833 053749 or send us an email and we will recommend the right survey. The full list of what we check.
What this survey covers

About our roof survey in Leaves Green
Everything we check, we check safely: from the ground, from windows and other vantage points, from inside the loft and from the roof itself where it is safe. Premium adds thermal imaging, plus a drone inspection where applicable, for roofs that are hard to see well. All we need from you is access to the property and the loft. Each defect we find is photographed and explained. We survey clay and concrete tiles, natural slate and flat roofs, and people most frequently book us about gutters that overflow in heavy rain and torn or sagging underlay.
Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Leaves Green has one, it needs checking from somewhere that can actually see it.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Roof by roof
Concrete interlocking tiles
Concrete interlocking tiles are common on post-war and newer homes. They’re heavy and hard-wearing, but their surfaces weather over the years.
Clay plain and peg tiles
Tile-hanging on walls and dormer cheeks is checked as part of the roof where it is relevant. Gaps in tile-hanging let water reach the wall behind.
The survey, step by step
Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that’s the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.
- We start with the property details and any concerns.
- We agree a date, including weekends if that suits you.
- We check the roof from every safe vantage point outside.
- We then look in the loft for damp, staining and the condition of the underlay.
- You receive the report with photos and recommendations, prioritised by urgency.
How to prepare
- Make a note of anything you’d like us to look at
- Clear the way to the loft hatch

What a survey costs
Prices vary from roof to roof, and it comes down to:
- Whether you choose the Basic, Standard or Premium Survey
- How tall the building is and how easy the roof is to see
- How big the roof is
- Whether thermal imaging or a drone is needed
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Prices start from £150, including VAT.
What we need to know
When you call or email, these details help:
- What kind of property and roof it is
- Your timetable, such as an exchange date
- Where any leaks, stains or damp patches show inside
- Photos of the roof, taken safely from the ground or a window
Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, phone 07833 053749 or use the contact form with the address and the days you’d prefer.

Questions from Leaves Green
Is parking a problem for a survey in Leaves Green?
Usually it’s manageable with a little notice. Tell us what parking is available nearby, and the visit is planned around it.
Is drone flying allowed in Leaves Green?
Usually it comes down to two things: the airspace at the address and the weather. Biggin Hill Airport is about 1 mile away, so we check the Drone Safety Map for restrictions before any flight. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. A small drone cannot fly safely in strong wind or heavy rain.
Can you survey a roof I share with a neighbour?
Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are looked at from your side.
How much does a roof survey cost in Leaves Green?
Prices start from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it’s agreed before booking.
How experienced are you?
Over 20 years and more than 5,000 surveys, across London and South East England.
Can you tell me how long my roof will last?
Not as a figure. We describe the condition of each part of the roof and how it is wearing, with recommendations ranked by urgency.
Does this replace a RICS home survey?
No. We check the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.
What a roof survey looks like in Leaves Green
Leaves Green is about 1 mile from Biggin Hill Airport. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. The wider area around Leaves Green has a long history of building, with Down House about 1.1 miles east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.
Living close to South Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. If you own a rental within reach of Hayes (Kent) station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Can I check my roof myself?
It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry.
Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
Signs you need a roof survey in Leaves Green
A blocked gutter does more harm than it looks. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Hidden gutters behind parapets and in valleys can send water indoors, particularly near trees.
Here are some of the things we see frequently:
- Worn or blocked valleys
- Worn lead at chimneys and abutments
- Slates or tiles that have slipped or broken
- Blocked, sagging or leaking gutters
If you look after a building such as Meridian High School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
