Gutter surveys for Leaves Green homes and businesses

Gutter surveys for homes and businesses in Leaves Green

A gutter needs a steady fall towards its outlet or water sits in them. Sagging brackets and slipped joints leave water standing and overflowing where the gutter dips. We look along each run for sags, gaps and leaking joints and look at the brackets and downpipe clips. Recommendations are written down and prioritised by urgency where relevant. Typical surveys look at sagging gutters and loose brackets and soffits marked by water, across eaves gutters, valley gutters and fascias and soffits.

Victorian and Edwardian terraces are found right across London, frequently with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Leaves Green, as across London, that’s why a roof needs a close look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a close look too.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Why it’s worth a survey now in Leaves Green

Overflowing water soaks the walls under the gutter. Left for months, that can lead to damp inside, worn pointing and rotten timber. Finding the cause now typically keeps the fix smaller. In a London terrace or conversion, a roof defect rarely stays your problem alone: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.

Different roofs, different checks

Box and secret gutters

Hidden gutters are a common source of leaks inside. Outlets, linings and overflows are checked as far as access allows.

Fascias and soffits

Fascias carry the gutters, so a rotten fascia can let the gutter drop. We note soft, stained or damaged boards we can see.

Tips from our surveys

A survey works best with a little help from you, before and after. Some tips:

  • Leave gutter checks at height to someone equipped for it
  • Ask for valleys and parapet gutters to be cleared too
  • Check the loft with care after heavy rain
  • Have gutters cleared at least once a year

Questions about the report are welcome. With the Standard Survey there’s a follow-up consultation and the Premium Survey comes with an in-person one.

Have your gutters cleared at least once a year or more often near trees. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.

What we do, step by step

Once we have finished looking, we write up our findings as a photo-illustrated written report. As for time on site, it usually takes an hour or two at a house, depending on how many gutter runs and downpipes there are. In Leaves Green, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it’s useful to know what’s near you, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. First, you let us know what you’ve seen, such as overflows or damp.
  2. We look along the gutters, downpipes and fascias from ground level and from windows.
  3. We check hidden gutters, such as valleys and parapets, where it’s safe to see them.
  4. The roof space is checked for water marks if it’s safe to get into.
  5. The findings are written up with photos and recommendations.

What a gutter survey doesn’t cover

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Asbestos testing of old gutters, downpipes or soffits
  • What’s hidden inside a downpipe
  • What’s behind fascias and inside walls

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer. The full list of what we check.

Gutter surveys in Leaves Green: local notes

Historic houses like Down House, about 1.1 miles east, show how far back building in the area around Leaves Green goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Trees in and around South Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. As a London address, Leaves Green can be tricky for parking: a visitor permit or a nearby bay makes the day easier, as a space near the door can’t be promised. For an older house near a landmark such as Keston Parish Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
