Luxted Gutter Survey
A survey of gutters, valleys, outlets and downpipes across Luxted, using drones and thermal imaging where it applies. Get in touch for a price.
- Water spilling over the gutter edge
- Joints that drip after rain
- Gutters full of debris and silt
Do you need a gutter survey in Luxted?
Some gutters may be too small, or have too few downpipes, for the roof they serve. Added roof area from an extension can load an older gutter, and a heavy downpour shows up the problem.
We are often asked to look at:
- Downpipes that are split or coming away
- Gutters that have fallen out of line
- Leaves and moss blocking gutters
- Rotten fascias or stained soffits
If you let a flat or house near Chelsfield station, the gap between tenancies is a good time to have the roof looked at.
Questions to ask before booking
- Their drone registration, if they fly one
- What exactly goes into their report
- Is there a chance to talk the report through?
- Which limits apply to the survey
Gutter surveys for homes and businesses in Luxted
People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use it to plan maintenance and buyers sometimes want the gutters looked at before they exchange. The survey and report follow the same steps whatever the reason, with photographs and written recommendations. We survey on weekdays and at weekends. If you are worried about leaks at the gutter joints and gutters full of debris and silt, we can find out what’s behind it.
A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. For a house in Luxted with this kind of roof, the hidden gutter is one of the first things to check.
Every survey ends with a written report, with photographs, emailed to you. It explains the condition of the gutter, the defects we found and what we recommend.

How it works
Photos are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take between one and two hours at a house, depending on how many gutter runs and downpipes there are. In a London area like Luxted, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at everything that’s safely in view from ground level, windows, the loft and, where it is safe, the roof itself.
- We ask about overflows, damp or leaks you’ve noticed.
- The eaves gutters, downpipes and fascias are checked from the ground and vantage points.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- We look in the roof space, where there is safe access, for signs of water getting in.
- You get a photo-illustrated written report and recommendations.
Before the survey
- Clear the way to the loft hatch
- Let us know about any leaks, stains or damp patches you know of
- Let us know about parking near the property

Roofs, chimneys and gutters in Luxted
Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Whichever you have, the details that tend to fail before the covering itself get the closest look. With Down House about 0.5 miles north, Luxted sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.
For site and facilities teams at buildings such as Cudham Church of England Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. The streets around a church such as Church of St Peter and St Paul are often among the oldest in a place, and if your home is one of the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Honest limits
No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:
- Asbestos testing of old gutters, downpipes or soffits
- Damage hidden inside walls or behind boards
- Parts of gutters that can’t be seen safely

Useful tips for Luxted property owners
A few practical points come up again and again on our surveys. They apply to most roofs:
- Keep climbers away from the eaves
- Do not leave hidden gutters out of a clear-out
- Watch the gutters during heavy rain
- Look for downpipes coming loose
If anything in the report isn’t clear, ask us. The Standard Survey includes a follow-up consultation, and the Premium Survey includes an in-person consultation.
Get trees and climbers near the eaves trimmed back by someone who can do it safely. Less debris means fewer blocked outlets.
DIY checks: what’s safe
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
How we price gutter surveys
When we price a survey, we consider:
- Any need for thermal images or a drone flight
- How tall the building is and how easy the roof is to see
- Whether you choose the Basic, Standard or Premium Survey
- Chimneys, valleys, parapets and other details
Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

Yes, landlords and agents are among the people we work for. Just phone 07833 053749 or send us an email with the details, and we will talk through which survey suits.
Is parking a problem for a survey in Luxted?
It depends on the street. If Luxted has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.
How much time does the visit need?
It typically takes about one to two hours for most houses, rising to roughly 3–4 hours on a commercial building. We’ll give you an idea when you book.

Can you tell me if my old gutters contain asbestos?
No, that is a job for a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so it can be checked before work starts.
What does the report include?
It sets out what we found, why it matters and what we recommend, backed by photographs. It also says if any part of the roof couldn’t be seen safely.
