Gutter surveys in Berry's Green

How a gutter survey works in Berry's Green

Your gutters take the rain from the roof and lead it away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t and that usually means the walls or the inside of the building. We check the full rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. The findings go into a written report with photos. We survey fascias and soffits, downpipes and eaves gutters, and people most often book us about valley or box gutters that overflow inside and leaks at the gutter joints.

Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is typically a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up, in Berry's Green as anywhere. A defect on a shared roof can reach more than one flat. With a written report and photographs, everyone can plan from the same facts.

We write the report in plain English, so you do not need to be a roofer to follow it. Each point is backed by a photograph where possible, with the urgent items made clear.

Practical tips

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • Get trees that overhang the gutters trimmed
  • Check from ground level or a window, not a ladder
  • Check that downpipes are firmly fixed to the wall
  • Look for new stains on ceilings below valleys after rain

If we think the problem lies underground, we will say so, so you can arrange a drain survey. Anything else we notice on the roof, as far as we can see it, is noted too.

Get small faults like a dripping joint or loose downpipe sorted quickly. They tend to get worse, and the water they spill can damage walls and timber.

Should I look at the roof myself first?

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Roof by roof

Box and secret gutters

Box gutters sit within the roof or behind a wall, so overflows can end up inside. We check them where they can safely be seen.

Plastic (uPVC) gutters

Plastic can become brittle with age and split. We look at the joints, brackets and falls.

What happens on the day

After the inspection, everything we found is written up as a report with photographs, emailed to you. As for time on site, it usually takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. In Berry's Green, as in much of London, a good many properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us as you book.

  1. We start by hearing about any drips, overflows or damp patches.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. We look in the roof space, where there is safe access, for signs of water getting in.
  5. The findings are written up with photos and recommendations.

Before the survey

  • Make sure the loft hatch can be reached
  • Dig out any old roof reports or invoices
  • If the roof is shared, arrange access with whoever manages the building

Booking a survey

Most bookings start with a short call: phone 07833 053749 or send us an email, and we’ll ask about the building and what you need. You’ll have a price before anything is arranged.

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

What to let us know when you get in touch

Berry's Green questions

Does a conservation area affect roof work in Berry's Green?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you survey roofs for landlords with property near Chelsfield station?

Yes, rented property is part of what we cover. Just phone 07833 053749 or drop us an email and tell us about the building.

Can you give me structural calculations?

No. We’re roof surveyors, not structural engineers, and it doesn’t include calculations. We will recommend an engineer if we see signs that call for one.

How long will you be on site?

A visit normally takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. We will give you an idea as you book.

How fast do I get the report?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, tell us when you book.

What happens after the survey?

You receive the written report by email, with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Local roofs in Berry's Green

Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. If your home in Berry's Green is one of them, bay roofs, hips and later dormers each have their own details. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. About 1.3 miles north lies Down House, a reminder of how long the area around Berry's Green has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

For an older house near a landmark like Church of St Peter and St Paul, its roof may have old fixings, lead flashings and chimneys that need a closer look. Berry's Green is in London, so parking needs planning: a visitor permit or a nearby bay makes the day easier, as a space near the door cannot be promised. If you look after a building such as Cudham Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
