How a storm damage roof report works in Berry's Green

We inspect the roof from wherever it can safely be seen: from the ground, from windows and higher points, from the roof space and from the roof where it’s safe. Every area of damage is photographed and described. We note any part we couldn’t see. You get a written report with photos to give to your insurer. If you are worried about new damp or leaks inside and gaps where slates or tiles have gone, we can find out what’s behind it, whatever the roof.

Water getting into a London home often comes from a detail you can’t see from the street: the valley gutter in a butterfly roof, a parapet gutter, a chimney flashing or the flat roof over a rear extension. Whether you’re tracing a leak or recording storm damage in Berry's Green, those are among the first places to look. Water from a hidden gutter can run along joists and show up a room or two away.

What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later, for example when you want to check whether anything has changed.

The survey, step by step

You do not need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll get on with the inspection. A typical survey takes between one and two hours at a house, and longer if the damage is spread across a large roof. London terraces rarely offer a view of the whole roof from one spot, so a visit in Berry's Green moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, tell us who can let us into the shared parts.

  1. First we go through when the storm hit and what you’ve noticed.
  2. The roof is inspected from safe positions.
  3. Each area of damage is photographed and described.
  4. We note the likely cause and any signs of older wear.
  5. We send you the report by email for your insurer.

Every survey has limits, and we’d rather be clear about that before you book. Bear these in mind:

  • What your policy covers, which depends on its wording

Lead flashings

When flashings lift, water can get behind them. The report records the flashing and any damp inside.

Slate roofs

After strong winds, we frequently see cracked and slipped slates. Each area is photographed and described.

Berry's Green questions

How do I find out if my home in Berry's Green is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can parking be tricky for a visit in Berry's Green?

Sometimes, yes. If Berry's Green has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.

Is wear and tear covered by insurance?

Most policies do not cover wear and tear. We note both storm damage and older defects, so you know what the roof shows. Your insurer decides how its policy applies.

Do you need to get into the loft?

Normally, if there is one and it can be reached safely. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.

Is there a set wind speed for storm damage?

There is no single figure. Many policies treat gusts of about 55 mph as storm conditions, but it varies. Check your policy wording.

Is Berry's Green in your area?

Yes. Our area covers London and South East England, Berry's Green included.

How experienced are you?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs.

Tips that help

Nothing here needs a ladder. Our suggestions:

  • Arrange temporary cover with a roofer if rain is getting in
  • Note the date and time you first saw the damage
  • Take photos from the ground or a window, never by climbing
  • Check your policy for how to report damage

The insurer might appoint a loss adjuster. You will have your own independent record to refer to.

Clear gutters and outlets before the stormy months. Overflowing gutters can make storm damage worse.

Leaks and storm damage in Berry's Green

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. The covering and its details give the first clues when tracing where water is coming from. With Down House about 1.3 miles north, Berry's Green sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

If you look after a building like Cudham Church of England Primary School, a leak through a large roof is often found some distance from where the water shows inside. If you own a rental within reach of Chelsfield station, a tenant living with a leak needs the cause found, not just the stain painted over.
