How a storm damage roof report works in Luxted
A storm damage roof report is priced from £150. It is a report with photographs, sent by email. It doesn’t price the repairs, so you will need a roofer’s quote for that. Your insurer may also send its own loss adjuster. Our report gives you an independent record of the damage and its likely cause. Typical surveys look at loose or torn flashings and water coming in after the storm, on chimney stacks, slate and tile slopes and flat roofs.
Many London homes are well over a century old and their roofs have been patched more than once. Insurers usually exclude wear and tear, so it is useful to know whether damage is old or new. A careful look in Luxted tells the two apart where the evidence allows. A written record with photos helps you explain what was found to whoever deals with it next.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

How it works
Where it is relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey typically takes about 1–2 hours at most homes, and about three to four hours for a commercial roof. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. Where that is the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Luxted runs like any other.
- First we go through when the storm hit and what you’ve noticed.
- The roof is inspected from safe positions.
- Each area of damage is photographed and described.

- You get a written report to pass to your insurer.

Why get it checked now?
A clear, independent record helps you explain the damage to your insurer. It sets out what we found and the likely cause, alongside any photos you took yourself. In Luxted, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

Storm damage roof reports in Luxted: local notes
The wider area around Luxted has a long history of building, with Down House about 0.5 miles north. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. The covering and its details give the first clues when tracing where water is coming from.
Anyone responsible for a site like Cudham Church of England Primary School will know that on a building that size, finding the source of a drip means looking well beyond the stain. If you live in an older home near Church of St Peter and St Paul, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks. If you let a flat or house near Chelsfield station, a clear finding on where water gets in helps you brief a roofer straight away.

What affects the cost of storm damage roof reports
Every roof is different, so prices are confirmed before you book. These are the things that affect it:
- Chimneys, valleys, parapets and other details
- Basic, Standard or Premium
- How tall the building is and how easy the roof is to see
- How many separate roofs there are, such as extensions, dormers and garages
To find out what your survey will cost, call 07833 053749 or use the contact form and let us know about the roof. We’ll confirm the figure before booking.
Getting in touch
A few details help us recommend the right survey and price. When you contact us, tell us:
- Your postcode, so we can check access and travel
- What kind of property and roof it is
- Any photos you have, taken from the ground or a window
- Where any leaks, stains or damp patches show inside
Booking is simple: just call 07833 053749 or send us an email, let us know about the property and we’ll explain which survey suits. We confirm the price before anything is booked.
Checking the roof from ground level
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
What this survey cannot tell you
To be straight with you, there are limits to any roof survey:
- Damage hidden under coverings or inside the structure, without opening up
- What your policy covers, which depends on its wording
- Whether your insurer will pay the claim
Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you before you book. What our survey covers.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.
Common questions in Luxted
Will parking be an issue for a roof survey in Luxted?
It can be, so it helps to tell us about permits, visitor bays or off-street space as you book. The visit is then planned around what’s available.
How do I find out if my home in Luxted is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Can you survey a shared roof?
Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Mention it when you get in touch and we will plan the survey around it.
How strong does the wind have to be for a storm claim?
Each policy has its own definition. Many treat gusts of about 55 mph as storm conditions, but check your own wording.
Will my insurer pay out if I get a storm damage report?
Only your insurer can decide that. Our report records what is damaged, with photos, and the likely cause, for you to give to your insurer.
Does this replace a RICS home survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
How long does the survey take?
Expect it to take about 1–2 hours for most homes, depending on how much of the roof was hit. You will then get the report by email, on the timescale of your package.
