Independent storm damage roof reports in Downe

How a storm damage roof report works in Downe

The Financial Ombudsman asks three questions when it looks at storm complaints: were there storm conditions on or around the date, is the damage consistent with a storm, and was the storm the main cause. We record what the roof shows about the damage and its likely cause. Weather records for the date are for you or your insurer to check. We survey ridges and hips, flat roofs and gutters and fascias, and common reasons people get in touch are roofs hit by falling trees and cowls or aerials dislodged in the wind.

In a London flat, water can travel some way before it shows, sometimes in a different flat from the one below the defect. Tracing it back matters, both for dealing with the cause and for any insurance claim. We check what we are given access to in Downe, inside and out. It is useful to know when the water appears and in what weather.

The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photograph. It records what’s sound as well as what is not.

The survey, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take between one and two hours at a typical home, or half a day or so for a commercial building. London terraces rarely offer a view of the whole roof from one spot, so in Downe we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, let us know who can let us into the shared parts.

  1. You let us know when the storm was and what damage you’ve seen.
  2. The roof is looked at from ground level, from windows and from the roof space where it is safe.
  3. The damage is recorded with photos, area by area.
  4. We note the likely cause, including any signs of wear that were there before the storm.
  5. The findings are written up with photos for you to share with your insurer.

Before the survey

  • Dig out any old roof reports or invoices
  • If the roof is shared, arrange access with whoever manages the building
  • Let us know about any leaks, stains or damp patches you know of

Signs you need a storm damage roof report in Downe

Insurers often want evidence of what has been damaged and why. An independent report gives you a clear record to send. The decision still rests with the insurer.

Problems we come across often include:

  • Broken or displaced guttering
  • Damaged ridges and hips
  • Stains appearing after strong winds
  • Slipped or missing slates or tiles

Take a building like Downe Primary School: water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

What to check before booking

  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • What follow-up you get after the report
  • Their track record with similar roofs
  • What exactly goes into their report

Downe questions

Do you carry out roof surveys in Downe?

Yes, Downe is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Will parking be an issue for a roof survey in Downe?

Parking in Downe, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available as you book.

How long will you be at the property?

Expect it to take between one and two hours for a house, and more on a big or complicated roof. The written report follows by email.

What do I do if water is coming in?

Emergency temporary protection is a job for a roofer. Photograph the damage first if you can do so safely. We can record the damage in our report.

How do I book a survey in Downe?

It’s easiest to phone 07833 053749 or send us an email. Let us know the address and a little about the roof, and we will take it from there. We survey seven days a week.

What wind speed counts as a storm?

Each policy has its own definition. About 55 mph is a common figure in many policies, but check your own wording.

What if my insurer declines the claim?

Start by complaining to the insurer. If it is not resolved, the Financial Ombudsman Service may be able to help. The Ombudsman looks at whether there were storm conditions, whether the damage fits a storm and whether the storm was the main cause.

Wind, rain and roofs in Downe

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Where water gets in depends a good deal on what the roof is made of and how it is detailed. The wider area around Downe has a long history of building, with Down House about 0.6 miles south. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

Controlled parking zones are common in London, so mention any permit rules for Downe. Landlords with a home close to Chelsfield station may find that finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

What you can safely check yourself

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in.

Roof by roof

Flat roof coverings

Lifted trims and laps are common after a storm. The report notes signs of recent damage and older wear.

Clay and concrete tiles

Broken or missing tiles leave the underlay exposed to rain. Each gap is recorded with a photo.

Why get it checked now?

Many policies expect damage to be reported promptly. Check the wording and tell your insurer as soon as you can. Our report can then add a clear record. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is frequently older than it looks.

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we can help you choose.

What you get with us

  • Thermal imaging and drone inspection where they help
  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID
  • Over 5,000 surveys carried out
  • Weekday and weekend surveys

For landlords and managing agents

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, call 07833 053749 or use the contact form with the addresses.

Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Mention it when you get in touch and we’ll plan the survey around it.
