Storm damage roof report in Orpington
If your roof has been damaged, stay safe first. Take photos from ground level or from windows, and do not climb onto the roof. Emergency temporary protection, such as covering an opening, is a job for a roofer. Our report records the damage so you have an independent record to give your insurer. Keep receipts for any emergency work. We’re often asked to look into roofs hit by falling trees and gaps where slates or tiles have gone, across flashings, ridges and hips and gutters and fascias.
London’s Victorian and Edwardian roofs have frequently been repaired many times, so a new leak can be the latest sign of wear rather than a single event. Insurers usually exclude wear and tear, so it is useful to know whether damage is old or new. A careful look in Orpington tells the two apart where the evidence allows. A written record with photographs helps you explain what was found to whoever deals with it next.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What we do, step by step
The visit has one job: to see as much of the roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. The visit normally takes roughly 1–2 hours for most homes, depending on how much of the roof was hit. For a visit in Orpington, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from the ground, from windows, from inside the loft space and from the roof where it is safe.
- First we go through when the storm hit and what you’ve noticed.
- We look at the roof from wherever it’s safe.
- Each area of damage is photographed and described.
- The report notes whether the damage fits a storm, older wear or both.
- We send you the report by email for your insurer.
Getting ready for the survey
- Gather any invoices or paperwork from past roof work
- Have any questions written down, so nothing gets missed
- Move anything stored under the loft hatch

Tips that help
A survey works best with a little help from you, before and after. Some tips:
- Get a roofer to make the roof safe if needed
- Photograph damage inside the house too
- Note the date and time you first saw the damage
- Check how your policy defines a storm
Your insurer may send a loss adjuster to look at the damage. You will have your own independent record to refer to.
Clear gutters and outlets before the stormy months. Blocked drainage can add water damage to wind damage.

Why get it checked now?
With an independent report, you have something specific to show your insurer. It sets out what we found and the likely cause, so you’re not relying only on your own photos. Blocked gutters and hoppers on London houses overflow and soak brickwork. A blocked outlet ignored for a winter or two can mean damp walls inside.
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.
Why choose Independent Roof Survey in Orpington
- Covered by professional indemnity and public liability insurance
- An independent look at the roof
- Surveys seven days a week
- Package prices that include VAT

Storm damage roof reports around Orpington
Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Where water gets in depends a good deal on what the roof is made of and how it is detailed. About 3.8 miles west lies Bromley Palace, a reminder of how long the area around Orpington has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.
Living close to Jubilee Country Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. For businesses in and around places like The Mall, finding where water is getting in quickly keeps disruption down.

Questions from Orpington
Will parking be an issue for a roof survey in Orpington?
It can be, so it is useful to tell us about permits, visitor bays or off-street space when you book. That way the visit can be planned around it.
Do you cover Orpington?
Yes. We cover the whole of London and South East England, and Orpington is part of that. You can call 07833 053749 or send us an email with the address and a few details, and we’ll talk through which survey suits.
Will you check the loft?
Where it is relevant to the survey and there is safe access, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.
Who handles emergency protection after a storm?
Emergency temporary protection is a job for a roofer. If it is safe, take photos before it goes on. We can record the damage in our report.
Will you go up on the roof?
Only when it’s safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest.
Do you survey on Saturdays and Sundays?
We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.
Can you survey a shared roof?
Yes. A shared roof needs access agreed first, with the building owner or managing agent. Mention it when you contact us and we will plan the survey around it.
What affects the cost of storm damage roof reports
Prices vary from roof to roof, and it comes down to:
- Commercial roofs and larger buildings
- How complicated the roof is, with its valleys, chimneys and parapets
- The package you choose: Basic, Standard or Premium
- The roof’s overall size
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.
