Thermal roof survey in Luxted: what you get
Thermal imaging is frequently most useful on flat roofs, from small extensions to large commercial roofs. Patterns can suggest where water is trapped under the covering. Pitched roofs with slates or tiles are often harder to read, because of the air space beneath, so we combine the camera with an inspection from the loft where there is safe access. We are often asked to look into ceilings that feel colder in places and damp around chimneys and parapets, across pitched roof slopes, commercial roofs and flat roofs.
In London’s terraces and conversions, roofs are packed close together, so privacy and neighbours matter as much as the view. We take care to focus on the roof we have been asked to look at. Tell us about the building and access when booking. Steep slopes, tall chimneys and rear additions are where the extra view helps most.
Every survey ends with a written report, with photographs, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

What we do, step by step
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes roughly 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. You are welcome to ask questions while we are there. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it is useful to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.
- We start by discussing the roof, any signs of damp and how the weather may affect the images.
- The roof is inspected visually from safe viewpoints.
- We take thermal images of the roof to pick up temperature patterns.
- We check the patterns that stand out with moisture readings where there’s safe access.
- You get a report with thermal images, photographs and our recommendations.
How to prepare
- Let us know where we can park nearby
- Move anything stored under the loft hatch

How the survey changes by roof type
Single-ply and EPDM roofs
Many single-ply and EPDM roofs sit on insulation boards. Wet boards can show as temperature differences on the images.
Pitched slate and tile roofs
Slate and tile roofs are often harder to read with a thermal camera, because of the air space beneath. We combine the images with an inspection from the loft where there’s safe access.
Practical tips
Getting the most from a thermal roof survey starts before we arrive and carries on afterwards. Tips:
- Check the loft can be reached safely
- File the images with your roof records
- Check from ground level or a window, never by climbing
- Talk to us about the weather when booking
You also get an in-person consultation with a Premium Survey, so you can go through the images with us. A follow-up 12 months later is included as well.
Watch for new damp patches on ceilings beneath the roof. Early action keeps insulation from staying wet.
Thermal roof surveys around Luxted
Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Where a roof is steep, tall or hard to see from ground level, drone photos and thermal images add detail. Down House, about 0.5 miles north, is one of the historic houses in the wider area around Luxted. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.
Parking in Luxted, as in most of London, takes a little planning: let us know about parking bays, permits or a driveway when you book, as a space near the door can’t be promised. Anyone responsible for a site like Cudham Church of England Primary School will know that a view from above covers a wide roof far faster than walking it. Take an older house close to Church of St Peter and St Paul: tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.
What happens if roof problems are left?
Thermal images can suggest the extent of wet areas without cutting into the roof. It helps when deciding whether to patch an area or replace the roof. In Luxted, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £400, including VAT.

What a thermal roof survey does not cover
Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:
- Confirming water without moisture readings
- What’s inside walls or under coverings, without opening up
- A formal energy assessment
Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you before booking. What our survey covers.

Common questions in Luxted
Can you fly a drone over a roof in Luxted?
Normally it comes down to two things: the airspace at the address and the weather. Biggin Hill Airport is about 2 miles away, so we check the Drone Safety Map for restrictions before any flight. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. A small drone cannot fly safely in strong wind or heavy rain.
Will parking be an issue for a roof survey in Luxted?
It can be, so it is useful to let us know about permits, visitor bays or off-street space when booking. That way the visit can be planned around it.
Does the weather affect a thermal survey?
The weather makes a real difference. It works best after a sunny day, with a dry roof surface and little wind. Rain, wind and heavy cloud can weaken the patterns, so we discuss the forecast when booking.
Will the camera show exactly where the water is?
Not directly. It shows surface temperature, and wet areas can show up because they hold heat differently. We confirm what it suggests with moisture readings.
Will you photograph what you find?
Yes, every report has them. Each finding is shown in a picture where possible.
How long will you be at the property?
Time on site depends on the roof, but most surveys take about 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. The written report follows by email.
Can you give me structural calculations?
No. We note visible signs such as sagging or deflection, but we’re not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.
