Checking the roof from the ground

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.

Thermal roof surveys for homes and businesses in Single Street

A thermal survey isn’t a quick fix for every roof problem. Sun, shade, reflective surfaces and wind can all change what the camera shows. We back up the images with moisture readings and a careful look at the roof. The report is clear about what the images show and what they don’t. Where something can’t be confirmed, we say what would help next. Common reasons to book are damp around chimneys and parapets and leaks far from where the stain appears, on pitched roof slopes, loft conversions and commercial roofs.

Flying in London takes more checking than most places: there are flight restriction zones around Heathrow, London City and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Before a drone goes up in Single Street, the address is checked against all of them, and permission is never taken for granted.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Landlords, agents and block managers in Single Street

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant.

We also survey roofs for businesses and commercial landlords. Larger roofs take longer, and they’re priced for the size.

Honest limits

A survey is a close look at the roof, but it cannot do everything. The main limits are:

  • Structural calculations, which need a structural engineer
  • What’s inside walls or under coverings, without opening up
  • Reliable images in rain, strong wind or on a wet roof surface

If in doubt, phone 07833 053749 or use the contact form and we’ll point you to the right survey before booking. The full list of what we check.

Roof types and parts we check

  • Commercial roofs
  • Loft conversions
  • Ceilings below the roof
  • Insulated roof spaces
  • Flat roofs
  • Pitched roof slopes

How it works

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit usually takes about 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when you book.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. We look over the roof from wherever it is safe.
  3. Thermal images are taken across the roof and, where there’s safe access, in the loft.
  4. Patterns that stand out are checked with moisture readings.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Before we arrive

  • Make a note of anything you’d like us to look at
  • Gather any invoices or paperwork from past roof work
  • Unlock side gates and any roof access doors

FAQs for Single Street

How do I find out if my home in Single Street is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Are there drone restrictions around Single Street?

The answer turns on the exact location and the conditions on the day. Biggin Hill Airport is about 2 miles away, so we check the Drone Safety Map for restrictions before any flight. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. High wind or heavy rain also stops a small drone flying.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. We look at the parts we’re given access to.

Can a thermal survey trace a roof leak?

It’s a useful tool for tracing leaks, but not the only one. The results depend on conditions on the day. If the source cannot be confirmed, we’ll say what could help next, such as electronic leak detection.

How quickly is the report sent?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

Do you work in Single Street?

Yes. We cover Single Street and the rest of Greater London. For a price, phone 07833 053749 or email us.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.

Signs you need a thermal roof survey in Single Street

After a long-running leak, insulation under a flat roof can stay wet. Knowing how much of the roof is affected helps decide between a local repair and more. A thermal survey, checked with moisture readings, can give a much clearer picture.

A survey makes sense if you’ve noticed:

  • Thin or uneven insulation in the roof
  • Possible trapped moisture under a flat roof covering
  • Cold areas below the roof
  • Wet areas near outlets and upstands

Single Street is in London, so parking needs planning: a visitor permit or a nearby bay makes the day easier.

Before you book any roof surveyor

  • When you’ll get the report
  • How much experience they have with roofs like yours
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Their drone registration, if they fly one

What a good roof survey covers

Airspace, weather and Single Street roofs

With Down House about 1 mile north-west, Single Street sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Single Street is about 2 miles from Biggin Hill Airport. If the drone is used for your survey, the Drone Safety Map is checked for restrictions first.

If you look after a building such as Cudham Church of England Primary School, a drone or thermal camera can show a large roof in a single visit. If your house is among the older ones in the streets near Church of St Peter and St Paul, thin or patchy insulation under an old roof frequently shows up clearly on a thermal image.

Different roofs, different checks

GRP fibreglass roofs

GRP surfaces can be shiny, which affects thermal readings. We take that into account and check findings with moisture readings.

Single-ply and EPDM roofs

On larger commercial single-ply roofs, thermal imaging can help target moisture readings. It focuses the survey on the areas that matter.
