Thermal roof surveys near Horns Green

What a survey costs

Prices always include VAT. The things that change the price are:

  • Height and safe access
  • House, block, shop or office
  • Any need for thermal images or a drone flight
  • Which survey package you book

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We will give you the figure before anything is booked.

Helping us price your survey

There is no need for technical words. It is enough to tell us:

  • Any photos you have, taken from ground level or a window
  • Where the property is, with the postcode
  • The style of property, from a terrace to a block
  • The reason for the survey, such as buying, a leak or storm damage

Unsure which package suits your roof? The easiest way is to ring 07833 053749 or drop us an email and describe the roof and why you want it surveyed. We’ll explain the options and the price.

About our thermal roof survey in Horns Green

On a flat roof, wet insulation holds heat longer than dry insulation. That means a wet area can show up as a different temperature from the rest of the roof. This can give an idea of how far water has travelled beneath the membrane, something you can’t typically tell from the surface. We then check those areas with moisture readings. We survey insulated roof spaces, commercial roofs and flat roofs, and people most often book us about damp that repairs haven’t cured and heat escaping through the roof.

Older buildings in small places like Horns Green may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

After the visit, you get a report with photographs, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

Leave it or get it looked at?

Buyers get extra information from thermal images that the eye can miss. Finding hidden moisture before exchange gives you facts to raise with the seller. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

What you get with us

  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID
  • Surveys on any day of the week
  • Professional indemnity and public liability insurance
  • A written report with photographs

Different roofs, different checks

GRP fibreglass roofs

Cracks in GRP can let water into the boards beneath. We combine a visual check of cracks with the thermal images around them.

Single-ply and EPDM roofs

On big single-ply roofs, the camera helps show where to take readings. That makes the survey more focused.

Thermal roof surveys around Horns Green

Horns Green is about 3 miles from Biggin Hill Airport. Where the drone is part of the survey, the Drone Safety Map is checked for restrictions first. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Older coverings on steep or tall roofs are hard to judge from below, so close-up photos from the air and thermal images help.

Anyone responsible for a site like Charles Darwin School will know that big roofs are where photos from the air and thermal images show the most at once. If your home is one of the older ones in the streets near Church of St Peter and St Paul, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Do you need a thermal roof survey in Horns Green?

Not every roof problem shows on the surface. Wet insulation, gaps in insulation and heat loss are frequently invisible from outside. A thermal camera adds another way of finding them.

Things that frequently lead to a survey include:

  • Thin or uneven insulation in the roof
  • Leaks that are hard to trace
  • Cold spots on ceilings under the roof
  • Stains that keep coming back

Historic houses such as Down House, about 2.1 miles north-west, show how far back building around Horns Green goes. A drone or thermal survey does not involve any work on the roof, which suits older buildings.

Before booking any roof surveyor

  • Their report turnaround times
  • Are they insured for the work?
  • Which parts of the roof they’ll actually see
  • Whether any drone flown is registered with the CAA

What to expect from a roof survey

What this survey cannot tell you

It helps to know what a survey won’t do before booking:

  • A formal energy assessment
  • What’s inside walls or under coverings, without opening up
  • Reliable images in rain, strong wind or on a wet roof surface

If you are not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer before you book. What a survey covers and doesn’t.

What this survey covers

  • Flat roofs
  • Insulated roof spaces
  • Loft conversions
  • Commercial roofs
  • Pitched roof slopes
  • Ceilings below the roof

What we do, step by step

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes roughly 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. For a village or hamlet like Horns Green, the journey is planned in advance: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. We look at the roof from the ground, from windows and from the roof itself where it is safe.
  3. Thermal images are taken to show differences in surface temperature.
  4. We check the patterns that stand out with moisture readings where there is safe access.
  5. The report sets out the images, what they suggest and what we recommend.

How to prepare

  • Buyers: confirm access with the estate agent or seller
  • Make sure pets are kept safely away
  • Dig out any old roof reports or invoices

Advice

Common questions in Horns Green

Is Horns Green within the area you cover?

Yes. Horns Green is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there when booking.

Are there drone restrictions around Horns Green?

It depends on the exact address and the weather on the day. Biggin Hill Airport is about 3 miles away, so we check the Drone Safety Map for restrictions before any flight. A small drone cannot fly safely in high wind or heavy rain.

What’s in the report?

Written findings with photos, covering the condition of the roof, the defects we found and what we recommend, in order of urgency where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

How long is the visit?

It normally takes an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. We’ll confirm the timing when booking.

How does a thermal imaging roof survey work?

The images show how warm or cool each part of the surface is. Unusual patterns can point to trapped water, gaps in insulation or heat escaping, and we check them with moisture readings.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Does thermal imaging work on slate and tile roofs?

It can be useful, though pitched roofs are normally harder to read. The air space under slates and tiles can hide patterns, so we also look from the loft where it is safe.
