Flat roof surveys for homes and businesses in Berry's Green

Buying a home with a flat-roofed extension, dormer or garage? It helps to know that roof’s condition before you exchange. Felt roofs frequently last around 15 to 20 years, while EPDM and GRP often last longer. We set out the type of covering, its condition and the defects we found, with photos of each. That gives you facts to raise with the seller or agent. If you’re worried about outlets choked with leaves and silt and upstands pulling away from walls, we can find out what’s behind it, whatever the roof.

Across London, flat roofs are everywhere, from back additions and dormers to roof terraces, blocks of flats and offices. Coverings range from felt and asphalt to EPDM rubber, GRP fibreglass and single-ply membranes, each with its own weak points. In Berry's Green, as anywhere in London, the right approach depends on what the roof is made of. Older flat roofs are often felt or asphalt, newer ones rubber or GRP.

Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photo. It records what’s sound as well as what is not.

What we do, step by step

Once we have finished looking, we write up our findings in a report with photos. As for time on site, most surveys take about one to two hours for most houses, or half a day or so for a commercial building. From the street, a London terrace typically shows only its front slope or parapet, so in Berry's Green we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Tell us who holds the keys.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We check the roof from ground level, windows and the roof where it is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Advice

Flat roof surveys in Berry's Green: local notes

Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. About 1.3 miles north lies Down House, a reminder of how long the area around Berry's Green has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

If you let a flat or house near Chelsfield station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. For a London address like Berry's Green, it is useful to know about controlled parking before the day. Take an older house close to Church of St Peter and St Paul: the flat roofs on later extensions tend to wear out long before the main roof.

Common questions in Berry's Green

Will parking be an issue for a roof survey in Berry's Green?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available as you book.

Is my home in Berry's Green listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Will you photograph what you find?

Yes, plenty. Each finding is shown in a picture where possible.

Do you cover Berry's Green?

Yes. We survey roofs in Berry's Green and the rest of Greater London. To book, ring 07833 053749 or use the contact form.

What do I do with the report?

You receive the written report by email, with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Will you check the loft?

If there is a loft and safe access to it, yes. The loft space can show things the outside can’t, such as damp timbers, staining or daylight.

How long does the survey take?

Time on site depends on the roof, but most surveys take about 1–2 hours on an ordinary house, and longer for a large or complex roof. The written report follows by email.

What affects the price in Berry's Green

Prices vary from roof to roof, for these reasons:

  • Whether thermal imaging or a drone is needed
  • House, block, shop or office
  • The number of roofs, including extensions and garages
  • Height and safe access

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Prices start from £150, including VAT.

What to let us know when you get in touch

We’ll usually ask about:

  • Why you want a survey: buying, a leak, a storm or new work
  • Photos of the roof, taken safely from the ground or a window
  • Where the property is, with the postcode
  • Any stains, drips or damp patches you’ve seen indoors

Getting a price is simple: just phone 07833 053749 or email us and give us some details about the property and we will explain which survey suits. The price is agreed up front.

Why it is worth a survey now in Berry's Green

Caught early, a split or open seam in a flat roof is frequently a small repair. Leave it, and water can get into the insulation and deck, which can turn a patch into a replacement. A survey now shows which you are dealing with. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. When the stain finally shows, the damage underneath is often older than it looks.

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

What we cannot see

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • A promise that the roof will not leak in future
  • Fragile surfaces, which we don’t walk on
  • Hidden layers beneath the covering

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer. What a survey covers and doesn’t.

Roof types and parts we check

  • Single-ply membranes
  • Mastic asphalt
  • Felt flat roofs
  • Upstands and outlets
  • EPDM rubber
  • GRP fibreglass

Practical tips

From years of surveys, a few habits stand out:

  • Book a survey every few years
  • Check ceilings under the roof for damp patches
  • Keep people off the roof unless they need to be there
  • Keep outlets clear of leaves and moss

For landlords and building managers, the report is a dated record of the roof’s condition. It helps when planning maintenance budgets, and it gives a baseline to compare against next time.

After heavy rain, look at the roof from an upstairs window if you can. If water is still there a day or two later, have it checked.
