Do you need electronic leak detection in Berry's Green?
Flat roof membranes can be punctured by foot traffic, dropped tools or debris. Some are too small to see, but still let water through.
Here are some of the things we see often:
- Gaps at membrane joints
- Holes around roof penetrations
- New membranes needing a check before handover
- Patched roofs that still leak
Anyone responsible for a site like Cudham Church of England Primary School will know that large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.
What to check before booking
- Whether they hold professional indemnity and public liability insurance
- Their track record with similar roofs
- What exactly goes into their report
- What follow-up you get after the report
Electronic leak detection for homes and businesses in Berry's Green
Our ELD report shows where each breach was found, with photos. Your roofer can then repair those points rather than guessing. Repair costs aren’t part of the report; that’s for your roofer to price. Testing again after repairs can confirm the breaches have been dealt with, where the roof still suits the method. Results come in a written report with photos. We’re often asked to look into a flat roof leak that can’t be traced and breaches around outlets and penetrations, on commercial flat roofs, flat roof membranes and single-ply roofs.
Across London, flat roofs are everywhere, from back additions and dormers to roof terraces, blocks of flats and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, each with its own weak points. In Berry's Green, as anywhere in London, the right approach depends on what the roof is made of. Older flat roofs are often felt or asphalt, newer ones rubber or GRP.
Where we can’t see part of the flat roof membrane, the report says so. You’ll know exactly what was inspected and what wasn’t.

When you need someone else
To be straight with you, there are limits to any roof survey:
- Leaks from plumbing or windows
- Repairing the breaches (that is for your roofer)
- Sections we cannot safely access
If you’re not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer before booking. What our survey covers.
What we check
- Roof terraces and balconies
- Liquid-applied waterproofing
- Single-ply roofs
- Flat roof membranes
- Green roofs
- Commercial flat roofs
The survey, step by step
When we arrive, we start by asking what you’ve noticed and what you need to know. After that, we look at everything we can see safely, from the ground, from windows, in the roof space and by drone where applicable. Most surveys take as long as needed for the roof’s area and construction, which we’ll explain when we quote. In Berry's Green, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it helps to know what’s near you. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- We start with what you know about the roof and the leak.
- The roof is assessed for suitability first.
- The test method is chosen to suit the roof.
- The membrane is tested and breaches are found.
- You get a report with photos of each breach.
Before we arrive
- For flats, make sure roof access has been agreed
- Let us know about any leaks, stains or damp patches you know of
- Leave side gates unlocked

Advice
Common questions in Berry's Green
Is Berry's Green in the area you cover?
Yes, Berry's Green is one of the places we work. Every survey there gets the same written report with photos.
Is parking a problem for a survey in Berry's Green?
It rarely stops a survey, but it is worth planning. Let us know the parking rules on your street and we will work around them.
How long does electronic leak detection take?
It depends on the size of the roof and its build-up. You’ll know roughly how long before we start.
Is it a structural engineer’s report?
No. Visible signs like deflection or sagging are recorded, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.
What’s the best way to book?
Simply phone 07833 053749 or email us with the address. After a few questions, we confirm the price and fix a day.
Do I have to be there for the survey?
Not necessarily. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.
What’s in the report?
It sets out what we found, why it matters and what we recommend, with photographs throughout. Anything we couldn’t see safely is noted too.
Prices for electronic leak detection in Berry's Green
Prices always include VAT. What changes the price is:
- Height and safe access
- Extra roofs, like extensions, dormers or garages
- The type of building, from a house to a block or an office
- Roof area
The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. We quote electronic leak detection for each roof, as the method and time depend on the roof.
Getting in touch
Some details help us recommend the right survey and price. When you contact us, let us know:
- The address and postcode of the property
- How the loft is reached, if there is one
- Where water is showing inside, if it is
- The reason for the survey, like buying, a leak or storm damage
We survey roofs on weekdays and at weekends. To find a date that works for you, phone 07833 053749 or send us an email with the address and the days you’d prefer.
Checking the roof from ground level
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

Why act early in Berry's Green
A visual inspection can miss tiny holes. ELD picks up breaches a visual check might miss where the roof suits it. In Berry's Green, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.
Why us?
- Thermal imaging and drones used where they help
- Photographs and a written report every time
- Independent findings on the roof’s condition
- Insured for professional indemnity and public liability

Flat and commercial roofs around Berry's Green
The wider area around Berry's Green has a long history of building, with Down House about 1.3 miles north. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.
Controlled parking zones are common in London, so mention any permit rules for Berry's Green. For landlords with property near Chelsfield station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.
