Local flat roofs in Aperfield
With Down House about 1.7 miles north, Aperfield sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops.
The streets around a church like St Mark's Church are often among the oldest in a place, and if your home is one of the older ones nearby, the joins between later flat roofs and the old walls are where problems usually start. Controlled parking zones are common in London, so mention any permit rules for Aperfield, along with any off-street space. Landlords with a home close to Oxted station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Electronic leak detection for homes and businesses in Aperfield
Electronic leak detection, or ELD, finds holes in flat roof waterproofing membranes. It works with an electrical current that passes through the membrane only where there is a breach. That lets us locate holes that are too small to see, so your roofer can repair them. You get a written report with photos of each breach found. Common reasons to book are a flat roof leak that can’t be traced and new membranes needing a check before handover, on single-ply roofs, liquid-applied waterproofing and flat roof membranes.
On a London roof terrace or a flat roof over a back addition, water frequently runs under the covering before it shows. Upstands against parapets, outlets and the edge where flat meets pitched are common entry points. In a converted house in Aperfield, the roof above may belong to the building rather than one flat.
The report works through the roof section by section, from the coverings down to the gutters. You’ll see the good as well as the bad.

What we do, step by step
We will ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes a length of time set by the membrane area and the build-up, which we set out in the quote. From the street, a London terrace typically shows only its front slope or parapet, so in Aperfield we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, let us know who can let us into the shared parts.
- We agree the area to be tested.
- The surface is prepared for the chosen method.
- We work across the roof with the test equipment.
- Each breach found is located and recorded.
- The report is sent for your roofer to act on.
How to prepare
- Agree roof access with the managing agent if it’s shared
- Make a note of anything you’d like us to look at
- Unlock side gates and any roof access doors

Advice
Leave it or get it looked at?
Testing a new membrane before it’s covered is easier than tracing a leak later. Once layers are added, finding a breach is harder. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. We quote electronic leak detection for each roof, as the method and time depend on the roof.

How we price electronic leak detection
A few things affect what a survey costs:
- Features like valleys, chimneys, dormers and parapets
- The height of the building and how the roof can safely be seen
- The number of roofs, including extensions and garages
- If the survey needs thermal imaging or a drone
To find out what your survey will cost, ring 07833 053749 or drop us an email and tell us about the roof. The price is agreed before a date is set.
What to tell us when you get in touch
A little information up front helps. Please include:
- The type of building and roof, such as pitched or flat
- The reason for the survey, like buying, a leak or storm damage
- Any deadline, such as an exchange date
- Pictures of the roof from a safe spot, if you have them
You can call us seven days a week, including Saturdays and Sundays. For a price or to book, phone 07833 053749 or send us an email.
What electronic leak detection doesn’t cover
We only report whatever is safely visible on the day, so some things are outside what a survey can do:
- Roofs whose membrane or build-up isn’t suitable
- Repairing the breaches (that’s for your roofer)
- How wet the insulation is
If you are not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer before booking. What our survey covers.

Your questions about electronic leak detection in Aperfield
Do you cover Aperfield?
We do. Every survey there gets the same written report with photos.
Does a conservation area affect roof work in Aperfield?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Can every flat roof be tested?
Not every roof is suitable. Some membranes conduct electricity, and some build-ups lack a suitable layer below. We will tell you if yours is not suitable at the start.
Do you use drones?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
Is the repair part of the test?
No, the test finds the breaches and your roofer repairs them. The report gives your roofer the locations.
Is this an asbestos survey?
No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Is this a RICS survey?
No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
How the survey changes by roof type
Liquid-applied waterproofing
Liquid waterproofing has no laps but holes and thin areas can occur. Suitability for ELD depends on the system.
Bituminous membranes
Bituminous roofs often have laps and old repairs where breaches occur. We test where the roof suits it.
Can I check my roof myself?
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.
