Aperfield Gutter Survey
Gutter surveys in Aperfield, backed by more than 20 years’ experience. You get a clear report with photos.
- Fascia boards damaged by overflowing water
- Gutters that have fallen out of line
- Dripping or leaking gutter joints
The survey, step by step
On the day, we start by asking what you’ve noticed and what you want to find out. After that, we look at everything we can see safely. The survey normally takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. From the street, a London terrace normally shows only its front slope or parapet, so a visit in Aperfield moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, tell us who can let us into the shared parts.
- We start with what you’ve noticed, such as damp or overflowing gutters.
- We walk round the building and check the gutters, downpipes and fascias from the ground.
- Valleys, parapets and box gutters are inspected where they can be seen safely.
- The loft space is checked for staining, where it can be reached safely.
- A written report with photos and recommendations follows.
Preparing for the visit
- Have any questions written down, so nothing gets missed
- Note where any stains or damp appear
- Have keys ready for side gates, garages or roof access doors

Advice
How a gutter survey works in Aperfield
We look at the rainwater system above ground level: gutters, outlets, hoppers, downpipes and overflows. It isn’t a CCTV drain survey and we can’t see inside buried drains. If the problem looks like a blocked or broken drain below ground, we will say so in the report, so you can get the drains checked separately. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. If you’re worried about rotten fascias or stained soffits and gutters full of debris and silt, we can find out what’s behind it.
Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is usually a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up. Leaks from a shared roof rarely affect just one home. With a written report and photos, everyone can plan from the same facts.
After the visit, you get a report with photographs, sent by email. It explains the condition of the gutter, the defects we found and what we recommend.

What we look for on each type of roof
Plastic (uPVC) gutters
Plastic can become brittle with age and split. We check joints, brackets and the line of each run.
Lead-lined valley and parapet gutters
A London butterfly roof drains to a central valley gutter and if it blocks, water can come indoors. It is inspected as far as safe access allows.
Checking the roof from the ground
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.
Questions from Aperfield
I let a flat near Oxted station. Can you check the roof?
Yes, rented property is part of what we cover. You can phone 07833 053749 or use the contact form with the address and some details, including who will give access on the day.
Is parking a problem for a survey in Aperfield?
London parking needs a little planning, so let us know about permits, bays or a driveway when you book. That way the visit can be planned around it.
How fast do I get the report?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.
Will you check the drains below ground?
No, we don’t carry out CCTV drain surveys. We check gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.
How much time does the visit need?
A visit usually takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. We will give you an idea as you book.
Will I get photos?
Yes, every report has them. Each finding is shown in a picture where possible.
Is this a RICS survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

Do you need a gutter survey in Aperfield?
Lots of tiled and slate roofs carry moss, and rain washes it down into the gutters. With grit from the coverings, it forms a thick sludge that holds water in the gutter and lets weeds take root.
It is worth booking a survey if you’ve seen:
- Overflowing valley or parapet gutters
- Gutters full of debris and silt
- Gutters that have fallen out of line
- Dripping or leaking gutter joints
For an older house near a landmark such as St Mark's Church, its roof may have old fixings, lead flashings and chimneys that need a closer look.

What a survey costs
What a survey costs depends on the time and equipment it needs. The main factors are:
- If the survey needs thermal imaging or a drone
- How many separate roofs there are, such as extensions, dormers and garages
- How tall the building is and how easy the roof is to see
- The package you choose: Basic, Standard or Premium
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.
Booking your survey
What helps most when you contact us:
- The reason for the survey, such as buying, a leak or storm damage
- The kind of building and roof involved
- The property’s address and postcode
- Pictures of the roof from a safe spot, if you have them
Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, so phone 07833 053749 or email us with the details.
What a gutter survey doesn’t cover
Every survey has limits, and it’s better to know them up front. Bear these in mind:
- What’s behind fascias and inside walls
- Underground drains, which need a CCTV drain survey
- Confirming asbestos in older rainwater goods
If in doubt, ring 07833 053749 or send us an email and we’ll recommend the right survey before you book. The full list of what we check.

Local roofs in Aperfield
Down House, about 1.7 miles north, is one of the historic houses in the wider area around Aperfield. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.
Parking in Aperfield, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day easier. If you look after a building such as Biggin Hill Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
