Gutter Survey in Biggin Hill
A careful look at the gutter at your property in Biggin Hill, with photos and a written report.
- Rotten fascias or stained soffits
- Water backing up from a hidden gutter
- Leaking or loose downpipes
Before and after the survey
Here are a few things we’d tell any owner:
- Have gutters cleared at least once a year
- Look for green streaks or damp patches on walls
- Do not climb a ladder to look in the gutters
- Do not leave hidden gutters out of a clear-out
Once work is carried out, keep an eye on the gutters in the next downpour. Water should run to the outlets and away without spilling over, and if it doesn’t, raise it with whoever did the job.
Hidden gutters need clearing too. They collect leaves and silt just like eaves gutters but you cannot check them from the street, so ask for them to be included when gutters are cleared.
Gutter survey in Biggin Hill
Damp on walls, water marks under a valley or streaks down the brickwork can frequently be traced to the gutters. Our gutter survey helps show whether the rainwater system is the cause, from everything that’s safely in view. If the evidence points elsewhere, like a flashing or the roof covering, we’ll say so. The next step is suggested too. If you’ve noticed gutters full of debris and silt and water backing up from a hidden gutter, we can find out what’s behind it, whatever the roof.
A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Biggin Hill has one, it needs checking from somewhere that can actually see it.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

When you need someone else
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- What’s hidden inside a downpipe
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- Hidden sections we cannot view safely
If in doubt, ring 07833 053749 or send us an email and we’ll recommend the right survey. The full list of what we check.
What this survey covers

- Outlets and hoppers
- Valley gutters
- Fascias and soffits
- Downpipes
- Eaves gutters
What happens on the day
Safety comes first on every visit. We inspect everything that’s safely in view, and if part of the roof cannot be seen, the report says so. Most visits take an hour or two at most homes, or half a day or so for a commercial building. Surveys in Biggin Hill can be booked for any day of the week. London parking is often by permit or pay-and-display, so it helps to know what’s near you. Upstairs rooms at the back are useful too, as they frequently give the best view of a rear addition.
- First, you let us know what you’ve seen, such as overflows or damp.
- We look along the gutters, downpipes and fascias from ground level and from windows.
- Valley, parapet and box gutters are inspected as far as they can safely be seen.
- The loft space is checked for water marks if it is safe to get into.
- The findings are written up with photographs and recommendations.
Before the survey
- Tell us about any leaks, stains or damp patches you know of
- Check we can get to the back of the property
- Keep pets out of the way during the survey

Advice
Different roofs, different checks
Lead-lined valley and parapet gutters
Many older homes have lead-lined valley and parapet gutters. Splits and failed joints in the lead can let water straight in.
Cast iron gutters
Cracks often open on the back of cast iron downpipes, so we look closely at the walls around them.
For landlords and managing agents
We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, so they’re priced to suit.
Any of our surveys can be booked by landlords, agents and building managers in Biggin Hill. For a price for a let property or a block, ring 07833 053749 or drop us an email.
Biggin Hill: your questions answered
Is my home in Biggin Hill listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you survey roofs for landlords with property near Woldingham station?
Yes, rented property is part of what we cover. You can call 07833 053749 or use the contact form with the address and a few details, including who will give access on the day.
What will the report tell me?
It explains what we saw, what it means and what we’d suggest, backed by photographs. Anything we couldn’t see safely is noted too.
Will the survey check for asbestos?
No, that is a job for a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so you can arrange that check.
Does someone need to be in?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you as you book.
Will you check the loft?
If there’s a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.
How soon will I get the report?
Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when booking.

Gutter surveys around Biggin Hill
Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Knowing the covering helps explain which parts of a roof are likely to need work first. Down House, about 1.7 miles north-east, is one of the historic houses in the wider area around Biggin Hill. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.
Take an older house close to St Mark's Church: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you look after a building such as Oaklands Primary Academy, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For a London address like Biggin Hill, it helps to know about controlled parking before the day.
