- Gaps in loft insulation
- Leaks far from where the stain appears
- Damp that repairs haven’t cured
Different roofs, different checks
Felt and asphalt flat roofs
Felt and asphalt sit tight to the layers below, which often helps the camera pick up differences. Any patterns are checked with moisture readings.
Parapets, valleys and junctions
Water frequently gets in where roofs meet walls, parapets or valley gutters. The camera can help show damp around these junctions.
Thermal roof survey in Biggin Hill
Our Premium Survey, from £400, brings together a full roof inspection and thermal imaging. It also includes a drone inspection where it applies, a structural analysis and a same-day report. There is an in-person consultation as well, plus a follow-up 12 months later. To book, just call 07833 053749 or use the contact form with the address and what you’ve noticed. Larger commercial roofs are quoted for their size. We survey flat roofs, ceilings below the roof and insulated roof spaces, and the problems we’re asked to look at most are possible trapped moisture under a flat roof covering and cold spots on ceilings under the roof.
Many London roofs are hidden from the pavement: valley gutters behind parapets, dormers and flat-roofed rear additions. That is where a view from the air or a thermal camera helps, by showing what can’t be reached safely. Weather on the day decides whether it goes ahead, in Biggin Hill as anywhere. Thermal images show surface temperature, not water itself, so findings are checked with moisture readings.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Practical tips
Some practical points come up on survey after survey. They apply to most roofs:
- Remember the conditions on the day affect the results
- Take photos of stains as they appear, so we can compare
- Do not climb onto the roof to look for leaks yourself
- Move stored items away from the loft hatch
If the images suggest moisture that can’t be confirmed, we will say what would help next, for instance electronic leak detection or a roofer opening up a small section.
Keep outlets and gutters clear so water drains off the roof quickly. Less standing water means less chance of it getting under the covering.
Your questions about thermal roof surveys in Biggin Hill
Will parking be an issue for a roof survey in Biggin Hill?
In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot.
Is drone flying allowed in Biggin Hill?
Usually it comes down to two things: the airspace at the address and the weather. Biggin Hill is about 2 miles from Biggin Hill Airport, so the Drone Safety Map is checked for restrictions around it before we fly. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. The flight also waits for calm, dry weather, and the rest of the survey doesn’t depend on the drone.
Is this an asbestos survey?
No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.
When does the report arrive?
That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.
Can thermal imaging show missing insulation?
The camera can point to heat loss and gaps in insulation. We do not give energy ratings or heat loss calculations, but the images show where improvements may help.
Is thermal imaging good for finding leaks?
Thermal imaging can help, alongside other checks. The results depend on conditions on the day. Where it can’t be pinned down, the report suggests a next step, such as electronic leak detection.
Is Biggin Hill in your area?
Yes. We survey roofs across London and South East England, and that includes Biggin Hill.
The survey, step by step
We look at the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey typically takes roughly 1–2 hours for a house, while a commercial roof takes nearer three to four hours. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.
- First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
- We check the roof from ground level, from windows and from the roof itself where it is safe.
- Thermal images are taken to show differences in surface temperature.
- Areas that look unusual on the camera are checked with moisture readings where possible.
- We write up the thermal images alongside ordinary photos and recommendations.
Before the survey
- Move anything stored under the loft hatch
- Mention any parking restrictions on your street
- If you’re buying, check with the agent that we can get in

Should I look at the roof myself first?
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.

Honest limits
Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:
- An energy rating for the building
- What’s inside walls or under coverings, without opening up
- Reliable images in rain, strong wind or on a wet roof surface
Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you. What our survey covers.

Why act early in Biggin Hill
Without thermal imaging, the only way to see how far water has spread is often to open up the roof. It helps when deciding whether to patch an area or replace the roof. Any roof job in Biggin Hill means planning around parking, neighbours and access. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.

Drones, thermal imaging and Biggin Hill roofs
About 1.7 miles north-east lies Down House, a reminder of how long the area around Biggin Hill has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Biggin Hill Airport is about 2 miles from Biggin Hill. If the drone is used for your survey, the Drone Safety Map is checked for restrictions first.
Biggin Hill is in London, so parking needs planning: let us know about parking bays, permits or a driveway as you book, as a space near the door can’t be promised. For an older house near a landmark such as St Mark's Church, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help. If you look after a building such as Oaklands Primary Academy, big roofs are where close-up aerial shots and thermal images show the most at once.
