Landlord roof surveys for homes and businesses in Biggin Hill
Our landlord and block roof surveys cover Biggin Hill and the rest of London and South East England. A visit typically takes roughly 1–2 hours for a house, and longer for a block or a building with several roofs. Everything is inspected as far as it can safely be seen including by drone where it applies. A written report with photos follows. If you’re worried about chimney stacks in poor repair and leaking joints at party walls, we can find out what’s behind it, on flat roofs on blocks, blocks of flats and converted houses alike.
Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are often shared between several households. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up, in Biggin Hill as anywhere. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photos.
Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

How it works
We check the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit typically takes about one to two hours on an ordinary house; commercial roofs usually need 3–4 hours. In Biggin Hill, as in much of London, lots of properties are flats or terraces without side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know when you book.
- You tell us about the building, its roofs and any known leaks.
- We let you know which flats and hatches we need to reach.
- We check coverings, flashings, gutters and chimneys where they can be seen.
- The report records areas we couldn’t access.
- Findings and recommendations are set out with photos.

Advice
Tips that help
A survey works best with a little help from you, before and after. Some tips:
- Book gutter clearing at least once a year
- Tell tenants when we are coming
- Put urgent roof work at the top of the list
- Keep past survey reports with the building’s records
Questions about who pays under the lease are for your managing agent or a solicitor. Our report sets out the roof’s condition that everyone can refer to.
Act on urgent items in the report first, and plan the rest. Left alone, minor faults typically get worse.

Can I check my roof myself?
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book, as it helps us focus the survey.
What happens if roof problems are left?
A planned maintenance budget needs real information. Our report separates urgent items from those that can wait, so spending can be spread sensibly. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. That is a good reason to find problems early, while there is time to plan, rather than in a rush after a leak.

What a landlord roof survey looks like in Biggin Hill
Down House, about 1.7 miles north-east, is one of the historic houses in the wider area around Biggin Hill. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.
Biggin Hill is in London, so parking needs planning: a visitor permit or a nearby bay makes the day easier. Landlords with a home close to Woldingham station may find that a dated record of the roof is useful when planning maintenance across a let. If yours is one of the older homes in the streets near St Mark's Church, its chimney, valleys and lead work are likely to be the parts that need attention first.

Questions from Biggin Hill
Will parking be an issue for a roof survey in Biggin Hill?
Typically it is manageable with a little notice. Let us know what parking is available nearby, and the visit is planned around it.
Does a conservation area affect roof work in Biggin Hill?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you survey roofs on blocks of flats?
Yes, once access has been agreed. Roofs over flats are often shared, so the building owner or managing agent needs to agree access. We can only inspect what we’re given access to.
How much is a landlord roof survey?
Landlord roof survey starts from £150, including VAT. The building’s size, roofs and access all affect the price. To get a price, call 07833 053749 or drop us an email.
Is the report suitable for a maintenance plan?
Yes, many agents and freeholders use it that way. A repeat survey later shows how the roof has changed, which suits a rolling plan.
Will the survey cover the whole building?
No. We survey the roof and its parts, not the whole property. It isn’t a RICS Level 2 or 3 survey or a structural engineer’s report.
Who typically books a landlord or block roof survey?
Landlords, letting agents, managing agents and freeholders book it along with residents’ and RTM management companies. Leaseholders sometimes book it as well.
