Questions from Wimbledon
How do I find out if my home in Wimbledon is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
Can parking be tricky for a visit in Wimbledon?
It depends on the street. If Wimbledon has controlled parking where you are, a visitor permit is the easiest answer.
Do you work in Wimbledon?
Yes. Our area covers London and South East England, and that includes Wimbledon.
Do you test for asbestos?
No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.
Can you survey a shared roof?
Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Let us know about it when you book and we’ll plan the survey around it.
Who normally books a landlord or block roof survey?
It suits anyone responsible for a let or shared roof: private landlords, letting and managing agents, freeholders and RTM companies.
Do you survey roofs shared between flats?
Yes, shared roofs are a common request. We can only inspect neighbouring parts from where we are allowed to be, and the report says so.
About our landlord roof survey in Wimbledon
A landlord roof survey shows you the state of a roof in a report you can plan around. Landlords, letting agents, managing agents and freeholders all use it, as well as residents’ and RTM management companies. You get a written report with photos and recommendations, prioritised by urgency where relevant. The survey covers the roof, not the whole building. If you’ve noticed chimney stacks in poor repair and worn ridges, hips and verges, we can find out what’s behind it, whatever the roof.
London has a great many flats in converted houses and purpose-built blocks, so roofs are often shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Wimbledon as anywhere. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photos.
If any part of the let or shared roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

How the survey works
We don’t take risks to get a closer look. We inspect everything that’s safely in view, and anything we cannot see is noted in the report. Most visits take an hour or two for most houses, and more on a big or complicated roof. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know as you book.
- We start by agreeing the scope, roof by roof.
- Access to flats and the roof space is arranged with you in advance.
- The roofs are inspected from the ground, vantage points, the loft space and the roof where it is safe.
- Every defect we find is photographed and given a priority where relevant.
- The report sets out condition and recommendations to help you plan.
Before the survey
- Let us know about parking before the day
- Keep pets in another room
- Dig out any old roof reports or invoices

What we cannot see
In fairness, a roof survey has limits:
- Confirming asbestos in older roof materials
- The rest of the building, as a RICS Level 2 or 3 survey would
- Roof areas we weren’t given access to
If you are not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer. What a survey covers and doesn’t.
What we check
- Blocks of flats
- Flat roofs on blocks
- Converted houses
- Gutters and downpipes
- Shared roofs
- Rented houses

What affects the cost of landlord roof surveys
Survey packages start from £150, inc. VAT. What you pay for your roof depends on:
- How tall the building is and how easy the roof is to see
- The use of thermal imaging or a drone
- Commercial roofs and larger buildings
- Basic, Standard or Premium
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.
Getting in touch
If you can, have these to hand when you contact us:
- Whether there’s a loft hatch, a shared roof or tricky access
- The reason for the survey, such as buying, a leak or storm damage
- Where the property is, with the postcode
- Any marks or damp showing indoors
We survey roofs on any day of the week. To find a date that works for you, phone 07833 053749 or use the contact form.
DIY checks: what’s safe
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.
Tips that help
There’s plenty you can do without going near the roof. Here’s what helps most:
- Give tenants a simple way to report leaks
- Do not wait for a leak to survey the roof
- Give residents notice before a survey
- Hold on to old reports to compare later
Questions about the findings are welcome. With the Standard Survey there is a follow-up consultation, and Premium includes an in-person consultation.
Keep the roof space accessible so the roof can be checked from inside. Stored items over the hatch make checks harder.
What a landlord roof survey looks like in Wimbledon
Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. If your home in Wimbledon is one of them, bay roofs, hips and later dormers each have their own details. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. About 1.1 miles south-west lies Southside House, a reminder of how long the area around Wimbledon has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
Landlords with a home close to Wimbledon station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Living close to Cannizaro Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. If you run a business near Southside Wandsworth, a dated report on the roof is useful for planning and for any lease discussions.

Landlords, agents and block managers in Wimbledon
Letting agents can arrange access with tenants. Surveys run on any day of the week, which helps when tenants work during the week.
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.
