Landlord roof surveys around Copse Hill
Southside House, about 0.2 miles south, is one of the historic houses in the wider area around Copse Hill. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Knowing the covering helps explain which parts of a roof are likely to need work first.
If you live near a park like Cottenham Park, or anywhere with mature trees, autumn leaves can block gutters and valleys. The streets around a church such as Christ Church are frequently among the oldest in a place, and if yours is one of the older homes nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.

Landlord roof surveys for homes and businesses in Copse Hill
Shared roofs on blocks, converted houses and terraces raise their own questions. We look at the roof from every safe vantage point, including from the roof space and the flats where access is arranged. Each part of the roof is recorded with photos giving all parties the same information. We can only inspect the parts of a shared roof we’re allowed to reach. We survey blocks of flats, gutters and downpipes and converted houses, and people most often book us about chimney stacks in poor repair and mortar falling from ridges and verges.
Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are often shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. A defect on a shared roof can reach more than one flat. With a written report and photographs, everyone can plan from the same facts.
We write the report in plain English, so you don’t need to be a roofer to follow it. Photos show what each point refers to, and recommendations are put in order of urgency where relevant.

What this survey cannot tell you
We only report everything that’s safely in view on the day, so some things are outside what a survey can do:
- The structure in the way a structural engineer would assess it
- Parts of the roof we can’t safely see or access
- Responsibility under a lease
If in doubt, call 07833 053749 or drop us an email and we will suggest the right survey before you book. What a survey covers and doesn’t.
What this survey covers
- Rented houses
- Shared roofs
- Gutters and downpipes
- Blocks of flats
- Flat roofs on blocks
- Converted houses
How we price landlord roof surveys
To price your survey, we check:
- The type of building, from a house to a block or an office
- The size of the roof
- The number of roofs, including extensions and garages
- How tall the building is and how easy the roof is to see
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We will give you the figure before anything is booked.
What we need to know
You don’t need to know any roofing terms. Just tell us:
- Photos of the roof, taken safely from the ground or a window
- Any stains, drips or damp patches you’ve seen indoors
- What kind of property and roof it is
- Dates you’re working to, like exchange
Most bookings start with a short call: call 07833 053749 or send us an email and we’ll ask a few questions about the roof. You will have a price before anything is arranged.
What we look for on each type of roof
Flat roofs on blocks and rear additions
Flat roofs are common over blocks, extensions and garages. We look for ponding, splits, blisters and tired upstands as far as safe access allows.
Shared chimney stacks
Chimneys often let water in at the flashings. We record anything visible.
How the survey works
Once we’ve finished looking, we write up our findings as a written report with photographs, emailed to you. On timing, it normally takes between one and two hours for a single let house, with blocks of flats taking longer. Many London properties are flats or terraces with no side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when booking.
- First, we confirm the roofs and areas to be surveyed.
- We confirm which flats and loft spaces we need to get into, and you arrange access.
- Each roof is checked as far as it can be seen safely, including from inside where possible.
- Defects are photographed and their urgency noted.
- The report sets out condition and recommendations to help you plan.
Preparing for the visit
- Jot down any questions you want answered
- Check the loft hatch can be reached
- If you’re buying, check with the agent that we can get in

Why act early in Copse Hill
A contractor’s quote tells you what they propose to do. A survey gives you an independent view of the roof before you commission work, so you can compare quotes on the same basis. London’s older roofs often have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.
The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, including VAT. We can help you choose the package that fits what you want to find out.
Why us?
- 20+ years’ experience
- 5,000+ roofs surveyed
- 98% customer satisfaction
- Thermal imaging and drones used where they help

Copse Hill questions
Is my home in Copse Hill listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Do you survey roofs for landlords with property near Raynes Park station?
Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or use the contact form with the address and what you need, and we will talk through which survey suits.
Can you survey at the weekend?
Visits run seven days a week in the daytime. Let us know your preferred days as you book.
Will you walk on the roof?
Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the roof space and a drone where it applies, and the report records anything we couldn’t see.
Is it the same as a RICS Level 2 or Level 3 survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
Do you test for asbestos?
No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Do I have to be there for the survey?
It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when you book.
Signs you need a landlord roof survey in Copse Hill
Agents and freeholders have budgets to set. Planning is difficult without knowing the roof’s condition or when.
Here are some of the things we see often:
- Splits and blisters in flat roof coverings
- Ceiling stains reported by tenants
- Leaking joints at party walls
- Gaps where tiles or slates have slipped
Landlords with a home close to Raynes Park station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
