Drone roof surveys in Biggin Hill

Drone roof surveys for homes and businesses in Biggin Hill

Prices start from £400, including VAT. A drone inspection, where it applies, is also part of our Premium Survey, along with structural analysis, a same-day report and an in-person consultation. It also includes a follow-up after 12 months. We’ll tell you if a drone isn’t the right tool for your roof. You get a written report with the close-up photos from the flight. We survey chimney stacks, fragile roofs and flat roofs on upper floors, and people most often book us about storm damage on steep or tall roofs and lifted or split lead flashings.

London’s roofs are often hard to see from the street: valley gutters behind parapets, dormers and flat-roofed rear additions. That’s where a view from the air or a thermal camera helps, by showing what can’t be reached safely. The weather decides the day: both drones and thermal cameras need the right conditions. Thermal images show surface temperature, not water itself, so findings are checked with moisture readings.

Where we can’t see part of the roof, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

DIY checks: what’s safe

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Why it’s worth a survey now in Biggin Hill

Close-up photos make conversations with roofers clearer. They show the location and extent of each defect, which helps when you ask for quotes. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.

Drone roof survey starts from £400, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

Airspace, weather and Biggin Hill roofs

Biggin Hill is about 2 miles from Biggin Hill Airport, so the Drone Safety Map is checked for restrictions around it before we fly. Our drone weighs under 250g, and we hold a CAA Flyer ID and Operator ID. Flights in the open category stay under 120 m (400 ft), with the drone kept in sight.

Down House lies about 1.7 miles north-east, so building around Biggin Hill goes back a long way. For older roofs nearby, a look by drone or thermal camera is a hands-off way to check condition. Parking in Biggin Hill, as in most of London, takes a little planning: let us know about parking bays, permits or a driveway when you book, as a space near the door cannot be promised. For an older house near a landmark such as St Mark's Church, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that’s where a view from above or with a thermal imager helps.

Biggin Hill is about 6 miles east of Caterham, in Greater London. Biggin Hill is part of the area we cover and the surrounding area across London and South East England. Across Greater London, we cover Biggin Hill. You can also see our page for London.

FAQs for Biggin Hill

Is my home in Biggin Hill listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Is drone flying allowed in Biggin Hill?

Typically it comes down to two things: the airspace at the address and the weather. Biggin Hill is about 2 miles from Biggin Hill Airport, so the Drone Safety Map is checked for restrictions around it before we fly. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Strong wind or a downpour also stops a small drone flying.

Is this a RICS survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

What happens after the survey?

You will receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Will you walk on the roof?

Not unless it is safe. Safe viewpoints, the loft space and a drone where applicable cover most of what’s needed, and the report notes anything we couldn’t see.

Do you need to get into the loft?

If there is a loft and safe access to it, yes. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.

Is it a structural engineer’s report?

No. Our survey isn’t a structural engineer’s report, and it does not include calculations. If we see signs that need an engineer’s opinion, we will recommend one.

What we do, step by step

Once we have finished looking, we write up our findings as a written report with photographs, sent to you by email. As for time on site, most surveys take about 1–2 hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. In Biggin Hill, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. We confirm whether a drone suits your roof.
  2. A visit is booked for a weekday, Saturday or Sunday, weather permitting.
  3. The roof is photographed from the air, with the camera kept on your property.
  4. If the loft can be reached safely, it is checked too.
  5. The report sets out what we found, with photos and recommendations.

Getting ready for the survey

  • Move anything stored under the loft hatch
  • Have any questions written down, so nothing gets missed
  • If it is not your property yet, arrange access through the agent

  • Why you want a survey: buying, a leak, a storm or new work
  • Pictures from the garden or a window, if you have them

How the survey changes by roof type

Valleys and parapet gutters

A butterfly roof drains to a central valley gutter. You can’t see it from the street at all, but it’s plain to see from the air.

Chimney stacks

Chimney tops are hard to see from ground level. Close-up photos show the pots, flaunching, pointing and flashings.
